Veramendi is New Braunfels' only true master-planned community — a 2,400-acre Texas Hill Country development reshaping life in the I-35 corridor between San Antonio and Austin. First homes delivered in 2019, and the plan has grown into one of the most complete, multigenerational communities in central Texas: entry-level new construction, move-up and custom bluff-view homes, two leasing apartment communities (The Abbey at Veramendi and Legacy at Veramendi), a dedicated Del Webb 55+ neighborhood, and even an on-site independent/assisted/memory care facility — all wrapped around on-site schools, a growing retail district, and 480+ acres of dedicated green space. The Del Webb section, which officially opened in early 2025, is planned for roughly 700 single-family homes ranging from 1,200 to 3,500 square feet. Del Webb's three signature collections — Scenic, Distinctive, and Echelon — each offer four floor plans, starting in the high $300s and reaching near $600K. A 12,000-square-foot amenity center broke ground in November 2025 and will serve as the social heart of the 55+ section, with a resort-style pool, fitness center with yoga and pilates studios, eight pickleball courts, bocce courts, basketball, a ballroom sized for line and ballroom dancing, multi-purpose meeting rooms, an outdoor patio, yoga lawn, and picnic areas. A full-time lifestyle director is already programming fitness classes, book clubs, a cycling group, gardening clubs, and seasonal events. Outside the Del Webb gates, the broader master plan features family neighborhoods built by many of Texas's most respected builders — Perry Homes, Highland Homes, Brightland Homes, Scott Felder Homes, Coventry Homes, David Weekley, DRB Homes, Gehan Homes, and Pulte. Lot sizes run from tight 40-foot lots up through 70-foot lots in most sections, with custom builders offering quarter-acre to two-acre home sites. Coming in late 2025, Veramendi is releasing its most exclusive lots yet: custom riverfront and high-bluff view sites (early pre-release as of September 2025). Architecture leans Texas Hill Country — a mix of traditional and contemporary elevations, with modern glass-forward facades becoming increasingly popular in newer sections. Most sections are not gated today, but future gating may come with later phases. Families are well served by New Braunfels ISD, consistently regarded for academics and extracurriculars. Veramendi Elementary is on-site, and a brand-new elementary school at 158 Word Parkway opened in August 2025 with capacity for 750 students, collaborative learning spaces, fine arts, outdoor learning areas, and enhanced safety features. Middle schoolers attend Oak Run; high schoolers attend New Braunfels High School, just across Loop 337. A few specifics worth knowing before you buy: Veramendi sits within a Water Improvement District, so there's no city property tax on the lot. Instead, the WID levies a comparable assessment — effective tax load is similar to surrounding areas but structured differently, and buyers should verify the exact assessment for their section. HOA fees for most of the master plan start at $61/month (billed quarterly); the Del Webb / Vista Alta section adds a special assessment of ~$115/month on top, bringing Del Webb homeowners to roughly $176/month total. Water, sewer, and electric are provided through city/local utilities, and high-speed internet is available throughout. Location-wise, Veramendi is 32 miles to downtown San Antonio (35–45 minutes typical) and about 50 miles to Austin (~60 minutes), with easy access via Loop 337 and Loop 335. San Antonio International Airport is roughly a 30-minute drive. Historic downtown New Braunfels, Schlitterbahn Waterpark, Landa Park, and tubing on the Comal are all minutes south. The Creekside Town Center with its Resolute Health ER, H-E-B Plus, and big-box retail is two minutes from the master plan. The land itself traces to 1827, when the Veramendi family established a sizable Mexican land grant in the area — heritage that's preserved in sections of protected open space and embedded in the community's branding. Who this community is NOT for: commuters heading to Lackland AFB on San Antonio's west side — the drive is long and traffic-exposed, and military relocators bound for Lackland generally do better on the west side. Buyers who strongly dislike HOAs should also look elsewhere. Otherwise, Veramendi hits just about every buyer profile — first-time buyers at the entry-level lots, move-up families, downsizers shedding large-lot maintenance, active-adult 55+ residents in Del Webb, custom luxury buyers on the coming bluff lots, and aging family members at The Oscar — all inside one walkable, trail-connected, Hill Country plan with no Texas state income tax and quick access to two major metros.
