SunRiver Firelight is the newest addition to SunRiver Communities' 25+ year legacy of building 55+ active adult neighborhoods in Southern Utah. Located in Toquerville just west of town, this brand-new community broke ground in 2025 and is planned for more than 1,200 luxury single-family homes surrounded by Southern Utah's dramatic red rock landscape. Firelight is the third SunRiver community, joining the flagship SunRiver St. George (2,500+ homes) and the smaller SunRiver Villas — and it's positioned to be the most adventure-forward of the three, with Springdale and Zion National Park roughly 45 minutes away and St. George just 15 minutes down the road. Homes at Firelight are all newly constructed single-family residences built by SunRiver Communities, with floor plans including the Hamlet (approx. 1,494 sq ft), Evergreen (1,894 sq ft), Elmwood (1,991 sq ft), Tara, Evening (2,552 sq ft), and the largest Primrose at 2,930 sq ft. Most plans offer two or three bedrooms, 3-car and 4-car garage options, covered patios, hobby rooms, and modern low-maintenance layouts. Homes start in the mid $400Ks and run up into the mid $600Ks, with many spec homes including $80K–$100K+ in design upgrades and full landscaping.
