Pronghorn Ranch is one of Northern Arizona's largest master-planned communities, spanning 640 acres in Prescott Valley with 1,021 single-family homes built between 2001 and 2020 — and still expanding. Though it carries no age restriction, the community's median resident age of 52.7, quiet streets, and amenity-heavy lifestyle have made it a magnet for retirees and pre-retirees who want resort-style living without a deed-restricted label. Over the past two decades, multiple builders have shaped the neighborhood — the original Pronghorn Homes, Mandalay Homes (Rim Rock section), Dorn Homes (now building as Evermore Homes with their Farmhouse and Country Estates designs), Davidson Homes in the newer North Ridge phase, and ECCO Homes. All homes are single-story, sitting on lots ranging from under 7,000 to over 12,000 square feet, with three-car tandem garages common and optional RV or hobby garages available from Dorn/Evermore. The heart of the community is the 4,500+ square foot clubhouse, which opened in 2007 and underwent expansion to reflect the western heritage of the greater Prescott Valley area. Residents pay monthly HOA dues of roughly $45-$80 for full access to a year-round heated pool and spa, a seasonal secondary pool, a multi-sport court hosting tennis, pickleball, and basketball, a putting green, community barbecue grills, a 24/7 fitness center, and a multipurpose studio for yoga, dance, and water aerobics classes. The clubhouse interior includes a library, a game room with billiards and card tables, a large koi pond, a lounge with fireplace and flat screen TV, and a great room that hosts the community's event calendar. A full-time activities director keeps the social scene humming with summer concerts, car shows, outdoor movies, ice cream socials, and dozens of clubs — baseball, basketball, beer club, billiards, bridge, bunco, crochet, dance, euchre, hiking, wine, RVing, and more. Beyond the clubhouse, Pronghorn Park anchors the community's outdoor recreation with multi-use fields, a baseball diamond, soccer field, tennis and basketball courts, a playground, and a pavilion with full bathrooms — the well-watered grass is genuinely rare in Arizona. Three parks total, fishing ponds, and walking/biking trails thread through the development, with occasional pronghorn antelope sightings that give the community its name. An on-site RV/boat storage lot is available to residents for a small fee — a genuine perk for road-trippers. Views of Mingus Mountain to the east and Granite Mountain to the west define the setting, and western-edge lots pick up views of Granite Dells and Thumb Butte at sunrise. Location is a major selling point. Pronghorn Ranch sits on the north side of Highway 89A with secondary access via Coyote Springs Road, giving residents a fast route both to Prescott (20 minutes) and down to Phoenix (90 minutes). The Prescott Valley Entertainment District and a major shopping center are about 7 miles away, with Safeway, Walmart, Sprouts Farmers Market, Trader Joe's, Fry's, CVS, and Walgreens all within easy reach. Healthcare is well-covered with Yavapai Regional Medical Center, Verde Valley Medical Center, Flagstaff Medical Center, Ft. Whipple VA Hospital, and the Northern Arizona VA Health Care System all accessible. The high-desert elevation keeps summers cooler than Phoenix, and Prescott has been recognized for #1 air quality by the American Lung Association. For residents who want the retirement lifestyle — low-maintenance single-story living, an active social calendar, serious amenities, and mountain-town air — without the deed restriction, Pronghorn Ranch delivers at an HOA rate that's genuinely hard to match in Arizona.
