Granville

Granville is a 1,200+ acre master-planned community on the western edge of Prescott Valley, Arizona, developed by the Fain Signature Group as Yavapai County's first large-scale master plan. The first homes closed in September 2002, and today Granville has grown to roughly 3,400 approved single-family homes across east and west sections divided by Glassford Hill Road, with Universal Homes — Prescott Valley's premier builder — still actively completing the final units (approximately 350 homesites remaining for full build-out as of recent reporting). Homes range from about 1,070 to 3,682 square feet across 23 Universal Homes floor plans plus a deep resale market, with 17 furnished model homes available to tour. Construction quality emphasizes post-tension foundations, 2x6 exterior framing, 10-foot ceilings, and 8-foot doors. While Granville is not deed-restricted as 55+, it draws a meaningful share of retirees and empty nesters alongside young families because of its amenity package, low-maintenance stucco homes, and the broader Prescott Valley lifestyle. At 5,100 feet of elevation, the community enjoys four mild seasons, cooler summers than Phoenix, and long-range views of the Mingus Mountains, Bradshaw Mountains, Glassford Hill, and — from select lots — the San Francisco Peaks. Many homesites back directly to Town of Prescott Valley open space and Arizona State Land, giving residents privacy, mountain vistas, and frequent pronghorn sightings from their backyards. The community is anchored by three separate community centers, all included in the HOA and within walking or biking distance of homes: the Mountain View Clubhouse on Granville Parkway, the Vista Point Event Center on North Tuscany Way, and the five-acre Spur Cross Community Center — home to a 5,000-square-foot fitness center and a 4,000-square-foot arts and crafts building. Ernest A. Love Field (Prescott Regional Airport) is roughly 8 miles northwest, and Phoenix Sky Harbor is about 1 hour and 45 minutes south via SR-69 and I-17. HOA dues are remarkably low for the amenity set — roughly $62 to $187 per month depending on parcel type — billed quarterly and covering all three community centers and common-area management.
