Pennbrooke Fairways is a resident-owned, gated 55+ community tucked into 538 acres of rolling central Florida countryside on the edge of Leesburg, about 20 minutes south of The Villages and 50 minutes northwest of Orlando. Originally launched as a mobile home park in 1980, the community was acquired by Florida Leisure Communities in the 1990s and expanded over the next decade into a full master-planned neighborhood of 1,200 homes, completed in 2004. That layered history gives Pennbrooke real character — compact 588-square-foot cottages and attached villas from the early years sit alongside three-bedroom, 2,500-square-foot site-built single-family homes from the 2000s, spread across 31 different floor plans. It is one of very few Central Florida 55+ communities where you can realistically get in the door under $150K. The golf courses are the literal centerpiece. Three 9-hole courses — one regulation and two executive — weave through the community around small lakes and natural conservation areas, appealing to players of every skill level and making golf-course or water views the norm rather than the exception. Because the courses are resident-owned and operated by the HOA, play is integrated into daily life rather than being an outside amenity tacked on. The Club at Pennbrooke restaurant (Double Ts Bar and Grill) sits at the clubhouse and is open to the public, a gathering spot for league nights, breakfast, and special occasions. There is also RV and boat storage and 24-hour gated security. The HOA is one of Pennbrooke's biggest value stories. Current dues run roughly $250 to $265 per month for single-family homes (about $375 for attached townhome product) and include cable, internet, water, sewer, trash, irrigation water, lawn maintenance, and access to every amenity. There is no CDD fee. For buyers shopping The Villages and nearby deed-restricted communities, that bundle is hard to beat — you're effectively looking at a turnkey retirement lifestyle with few utility or landscaping surprises. Location is another anchor. Leesburg sits on the Harris Chain of Lakes, with Lake Harris and Lake Griffin a few minutes away — excellent bass fishing and boating — and downtown Leesburg's dining and events a short drive out the front gate. The Villages' shopping, dining, and medical infrastructure is 15 to 20 minutes north, which many Pennbrooke residents take advantage of without paying Villages prices. Orlando's theme parks, Orlando International Airport, and major medical systems are a straight shot down the Florida Turnpike at about 45 minutes to an hour.
