Latitude Margaritaville Hilton Head is a gated, age-restricted 55+ master-planned community in Hardeeville, South Carolina, inspired by the music and laid-back lifestyle of Jimmy Buffett. Developed by Minto Communities in partnership with Margaritaville Holdings, the community spans 2,739 acres and is planned for 3,000+ homes, with a 72-acre mixed-use retail center also in the works. Construction began in 2018 and is ongoing, with new builds still available across multiple phases. The community sits 2.5 miles east of I-95 on Highway 278, making it the scenic gateway to Hilton Head Island (about 18-30 minutes east depending on destination), and within easy reach of Bluffton, Beaufort, Savannah, and Charleston. Homes are organized into four collections: Cottage homes (1,210-1,481 sq ft, from the mid-$300s), the Caribbean Collection of attached villas (1,507-1,865 sq ft, from the mid-$350s), the Beach Collection of single-family homes (1,685-2,393 sq ft, from the mid-$400s), and the larger Island Collection (2,315-2,568 sq ft, from the mid-$400s). Thirty-one floor plans are offered, all single-level with first-floor primary suites, covered lanais, energy-efficient construction, and two- or three-car garages. The lifestyle here is the whole point. A full-time Lifestyle Team and on-site "Ambassador of Fun" run a constant calendar of concerts, classes, parties, and social events, and residents have organized more than 70 charter clubs and interest groups spanning pottery, quilting, woodworking, photography, cigars, wine, music, and table games. Golf-cart-friendly streets connect the neighborhoods to both amenity hubs and the planned retail center, and miles of walking and biking trails wind through the community. The surrounding Lowcountry offers more than 20 championship golf courses, pristine beaches, and extensive boating and fishing. The community is gated with mandatory 55+ age verification, and won the Aurora Grand Award for Best 55+ Living Community in 2019 and 14 Lighthouse Awards from the Hilton Head Area Home Builders Association in 2018. It was also named to the Top 25 Master-Planned Communities list in 2023.
