Indigo Run

Indigo Run is a 1,775-acre gated residential community on the north end of Hilton Head Island, just across from Hilton Head Plantation and minutes from Highway 278 and the Cross Island Parkway. Developed between 1993 and 2005, it's home to roughly 1,002 properties spread across five distinct neighborhoods, each with its own character and price point: Golden Bear (the largest sub-community, surrounding the semi-private Golden Bear Golf Club), The Golf Club (luxury homes wrapped around the private Jack Nicklaus-designed championship course), Berwick Green (the only section with villas and townhomes, built for lock-and-leave living), Broad Pointe (64 marsh-front homesites with a community day dock and marshfront pool on Broad Creek), and The River Club (50 luxury waterfront lots on the Broad River with many private deep-water docks, a community pool, and tennis). What sets Indigo Run apart on Hilton Head is what it deliberately isn't — there are no short-term rentals, no resort traffic, and no vacation-style commercialization. It's a quiet residential community built for people who actually live here. Security is serious: two manned gates, 24/7 armed patrols, and a no-rental policy that keeps the neighborhood feel intact. While it's not deed-restricted 55+, the community skews heavily retirement-focused with a median resident age in the low 50s. Golf is the organizing feature. Both courses are Jack Nicklaus designs — The Golf Club (co-designed with Jack Nicklaus II) is private and was named one of Golf Digest's "Top Ten New Private Courses" when it opened, while Golden Bear is semi-private with optional memberships for non-residents. The Golf Club recently completed a major clubhouse and fitness center transformation under Invited Clubs, adding pickleball courts alongside its existing tennis program, a newly refreshed 2,300 sq ft fitness center with cardio, strength, group exercise studio, sauna, and locker rooms, a heated lap pool, and a chef-driven Lowcountry dining program. All property owners have access to Sunningdale Park Tennis and Swim Center, which features six Har-Tru tennis courts (two lighted), a Junior Olympic-size swimming pool, basketball, volleyball, and a playground. Indigo Hall, set alongside a lagoon with golf course views, is a 3,500 sq ft covered outdoor pavilion and 2,200 sq ft banquet room that residents can rent for private events — weddings, parties, community gatherings up to 200 guests. Additional pools serve Broad Pointe, River Club, and Berwick Green. The community is laced with 50+ freshwater lagoons (many stocked for fishing), leisure trails for walking and biking, and community docks on Broad Creek and the Broad River. Social life runs through the Indigo Run Community Owners Association, which puts on a full calendar of events — the annual Oyster Roast, Fall Festival, Easter Egg Hunt, holiday gatherings — plus the active Women's Club and Men's Club that help new residents plug in quickly. Homes are single-family (2,000–5,000+ sq ft on half-acre to one-acre lots in most sections) plus villas and townhomes in Berwick Green, with many properties enjoying golf course, lagoon, or marshfront views.
