Hilton Head Lakes

Hilton Head Lakes is a 4,700-acre master-planned community in Hardeeville, South Carolina, just 20 minutes from the bridge to Hilton Head Island and about 22 miles from downtown Savannah. Bisected by Highway 278, the community is divided into two sides: the Golf Side, centered on an 18-hole Tommy Fazio-designed championship course, and the Lakes Side, where roughly 90% of homesites offer a water view along a 155-acre private navigable lake with 22 miles of shoreline. In total, 453 acres are preserved as natural open space, giving the community a distinctly Lowcountry feel with wetlands, woods, deer, wild turkeys, and herons as regular neighbors. The community is an unusual hybrid — most of it is all-ages, but a dedicated 55+ section, K. Hovnanian's Four Seasons at Hilton Head Lakes, is being developed with 312 planned single-family homes and a separate amenity center opening winter 2027 featuring a lakefront resort pool, fitness center, golf simulator, pickleball and bocce courts, and a sprawling clubhouse with an on-site lifestyle director. Four Seasons homes offer designer-curated interior 'Looks' (Loft, Farmhouse, Elements, Classic), up to three bedrooms, and floor plans reaching approximately 2,738 square feet. The broader community amenity hub is The Lake Club, a 14,000-square-foot owners' clubhouse with a fitness center, meeting rooms, catering kitchen, game room, and second-floor porch. Outdoor amenities include three swimming pools with a lazy river, water slide, splash zone, and large sundeck; lighted tennis courts; a basketball court; a lakefront beach and playground; a boat ramp, on-site boat storage, and community day docks for fishing and boating; and over 12 miles of walking and biking trails through the preserved natural areas. The Golf Club at Hilton Head Lakes anchors the recreational side of life. The par-72, 7,300-yard Tommy Fazio course features five sets of tees, wide fairways, angled greens, and scenic routing around the community's lakes and wetlands — its 12th hole was named to Golf Course Home's 'Dream 18 Collection of Great Residential Golf Holes.' Golfers also get a 36-acre practice facility with target greens, a short-game area, a six-hole par-3 learning course, a full-service pro shop, and the Café at Hilton Head Lakes serving lunch daily. Notably, the community operates South Carolina's only reclaimed-water plant that irrigates both the golf course and residents' homes — a long-term cost advantage for HOA fees. Homes come from multiple builders including Lennar, K. Hovnanian, Dream Finders (Magnolia Park), H2 Builders, Seacastle Construction, Readon Homes, CR Homes, Boshaw Builders, and Citizen Homes, which offers four single-family collections (Hampton, Lakeside, Jasper, Colleton). Around 800 homes have been built of approximately 1,800 planned at buildout. The community is debt-free and has offered 90% developer financing on home sites. Hardeeville itself is one of South Carolina's fastest-growing cities, with Tanger Outlets, Coastal Carolina Medical Center, a Super Walmart, and the University of South Carolina Hilton Head Gateway campus all nearby, and Bluffton, Beaufort, Savannah, and Hilton Head Island beaches all within 30 miles.
