Hampton Lake is an award-winning, private gated lakefront community spread across 1,157 acres in the heart of Bluffton, South Carolina, centered on a stunning 227-acre freshwater lake with 15 miles of shoreline and 7 miles of navigable waterways. Surrounded by the 340-acre Hampton Preserve — a permanently protected hardwood forest — and more than 500 acres of open space in total, the community was named National Association of Home Builders' "Best Community in America" (BALA Award) and won additional honors for Best Community Facility and repeat Bliss Awards for Best Community in South Carolina. Developed by John Reed and The Reed Group beginning in 2005-2006, Hampton Lake has grown into one of the Lowcountry's premier lifestyle communities, with roughly 1,000+ homes completed of 1,450 total planned homesites and new construction still underway. While Hampton Lake is not age-restricted, it attracts a strong contingent of active retirees and empty-nesters alongside families, giving it a genuinely multi-generational feel. Residents choose from custom single-family homes, pre-designed Lowcountry cottages, lakefront estates, carriage homes, coach homes, and low-maintenance townhomes and villas — with architectural styles ranging from traditional Lowcountry to craftsman, European-influenced, and modern. Wooded homesites have historically started in the upper $100Ks–$200Ks, waterfront lots from the low $300Ks, and completed homes today range from the upper $500Ks into the $2M+ range, with a median around $1M. Builders active in the community include K. Hovnanian Homes, Shoreline Construction, Logan Homes, Jacoby & Sons Custom Home Builders, and Full Circle Development. The social and recreational heart of the community is the Lakeside Amenity Village, where residents gather at The Lakehouse clubhouse, dine at Backwater Bill's Lowcountry-casual restaurant, sip cocktails at the Tower Bar, and enjoy the Adventure Lagoon resort pool with a meandering lazy river. Additional pools include the adults-only Cool Pool with cabanas and Shrimp's Puddle kids' splash area. The newer Parkside Amenity Center features Crystal Lake — a 4+ acre Caribbean-inspired swimming lake with a white sand beach, tiki huts, and paddleboards tapering down to 12 feet deep. A state-of-the-art fitness center offers personal training, Pilates, cycling, yoga classes, a cardio room, a hydrotherapy pool, and Gyrotonics, complemented by a full-service spa. Doc's Boathouse stocks kayaks, canoes, Carolina Skiffs, Duffy Boats, and a Sun Tracker for member use, and The Tackle Box outfits anglers pursuing largemouth bass, tiger bass, hybrid striped bass, copper-nose bluegill, and shellcracker. Most lakefront homes accommodate private bulkhead boat docks for backyard lake access. Outdoor amenities also include tennis and pickleball courts, nine miles of greenway walking and biking trails, The Outpost campground with covered tent sites, fire rings, and picnic pavilions, and Dogpaddle Park — the first pet park at any private community in South Carolina — complete with an oversized fire hydrant convenience station. Social life is driven by a full-time activities director and a deep roster of clubs including 10-Pin Bowling, billiards, book club, bridge, bunco, art group, Bible fellowship, women's group, boat cruises, moviegoers, cycling, yoga, and more, alongside themed parties, lifelong learning lectures, and live entertainment. Hampton Lake does not have an on-site golf course — a deliberate choice that keeps HOA fees lower than the area's golf-centric communities — but equity memberships are available at neighboring Hampton Hall Club (Pete Dye Signature course, accessible through a rear gate) and Berkeley Hall (36 holes of Tom Fazio golf). In total, Bluffton offers 23 public and private courses with another 20+ championship courses a short drive away on Hilton Head Island. The community sits about 15-17 minutes from Hilton Head Island beaches, 25 minutes from Savannah/Hilton Head International Airport, and within easy reach of historic Beaufort and Savannah, Georgia. Buckwalter Place just outside the gates offers a Kroger Marketplace, restaurants, a brewery, bowling, putt-putt entertainment, and a new hospital campus, making day-to-day living remarkably convenient.
