Founded in 1971 by cousins Norman and Wayne Hurd on the former Coke Ranch, it grew from infrastructure-and-marina ambitions into a full-service incorporated city of roughly 5,500–9,500 residents (depending on season — second-home buyers swell the rolls in spring and summer). About 3,800 housing units sit across dozens of distinct neighborhoods, ranging from waterfront estates on Applehead Island and The Cape to fairway homes at Summit Rock to Italian-village townhomes inside the gated 55+ neighborhood Tuscan Village. Development continues today, with 21+ active builders selling new construction across the master plan. The pull is the lifestyle.
