Heritage Oaks

Heritage Oaks is a gated 55+ active adult community tucked into the Texas Hill Country in Georgetown, about 27 miles north of downtown Austin. Developed by Jimmy Jacobs Custom Homes starting in 2004 and completed in 2016, the community consists of 417 single-family homes spread across roughly 145 acres of gently rolling terrain shaded by hundreds of mature live oaks. Stone walls, a waterfall entry feature, native-plant pocket parks, and a stocked catch-and-release pond give the neighborhood a distinctive, settled Hill Country character that newer communities in the area can't replicate. Homes are all single-story custom builds ranging from about 1,427 to 2,557 square feet, with a handful as large as 3,800 square feet. Buyers originally chose from 15 floor plans, and signature features included all-sides masonry, mahogany entry doors, double-pane windows, granite kitchen countertops, Jenn-Air appliances, and covered patios, with optional casitas and extended workshops. Lots are an intentionally manageable .15 to .25 acres, and the HOA handles front-lawn mowing, edging, fertilizing, irrigation, and exterior trim painting on a rotating cycle. Homes are available resale only — the community is built out. Social life centers on the 5,500-square-foot clubhouse, which houses a 24-hour fitness center with cardio equipment and weight machines, a grand ballroom with commercial catering kitchen, a billiards and dart room, a library with computer workstations and Wi-Fi, and a demonstration kitchen. Outside, residents gather at the resort-style heated pool with lap lanes and spa, two lit pickleball courts, a tennis court that doubles as shuffleboard, horseshoe pits, a grilling pavilion with stone fireplace, and nearly two miles of walking and biking trails winding beneath the oaks. A full-time lifestyle coordinator keeps the calendar full with more than 50 organized interest groups and clubs, including art, BBQ adventures, billiards, bingo, bridge, bunco, canasta, community chorus, coffee hour, cooking classes, quilting, photography, genealogy, garden club, travel club, yoga, water aerobics, chair stretch, line dancing, poker, needle and thread, and volunteer teams supporting the local food bank. Residents describe a warm, socially active vibe — twice-a-year chorus performances to a packed ballroom, Saturday cycling rides into downtown Georgetown, and informal morning dog-walking groups are all part of the rhythm. Heritage Oaks is positioned as an intimate, lower-key alternative to Sun City Texas, which sits just to the north. Residents give up the massive scale and golf-course infrastructure of Sun City in exchange for a tighter-knit neighborhood, remarkably low HOA dues of $46–$55 per month, and custom-built homes on wooded lots. HEB grocery and CVS are less than a half-mile away on Williams Drive, downtown Georgetown's historic square is three miles east, and Lake Georgetown is minutes from the front gate. Austin-Bergstrom International Airport is about 35 miles south.
