Carriage Park is a private gated mountain community spread across 400 acres atop a gentle Blue Ridge peak just three miles from downtown Hendersonville, NC. Developed starting in 1988 by Harry Hamlin, the community was master-planned as a collection of distinct mountain villages — currently 16-17 completed neighborhoods with new sections still being built out toward a planned 700 homesites. The community sits at elevations ranging from 2,150 feet at the gated entrance to a 2,708-foot summit, delivering long-range mountain vistas (some homesites offer 70-mile views) along a scenic internal mountain parkway that keeps traffic out of the village interiors. While not deed-restricted 55+, Carriage Park has a strong retirement-focused, active-adult character and is widely marketed to the 55+ demographic. The resident community is mature, socially engaged, and centered around the 9,000 square-foot clubhouse — the unmistakable hub of daily life. Inside, residents enjoy a year-round indoor heated pool, fitness center, card and multi-purpose rooms, library, and dining spaces. A full-time activities director keeps the calendar full with organized clubs and events including Aqua Fitness, Bible Study, Book Club, Bridge, Mahjong, Cards, CP Stitchers, Games, Golf Club and Tournaments, Jazzercise, men's poker, and active tennis and pickleball groups. Outdoor amenities include tennis and pickleball courts, an outdoor pool, walking and biking trails, a lighted walking trail around the entrance lake, scenic ponds, and a private stocked fishing lake (Bowing Lake — note that resident access is primarily for lake-adjacent homeowners). The community is debt-free with amenities owned outright by the HOA, and has its own on-site fire station. Architecture across the 16+ villages is deliberately varied — Mountain Craftsman, English Cottage, Southern-style, French Country, and European country-style homes, with stonework and exposed timber frame details common throughout. Attached villa and townhome residences run roughly 1,561 to 2,870 square feet with two-car garages, while single-family homes range from about 1,400 to 4,569 square feet. Two new-construction floor plans are actively being built: Narrows Run (three levels, five bedrooms, elevator option for main/lower levels) and Carriage Glen (two-level European-style, four bedrooms). HOA dues vary dramatically across the 16+ villages — from around $166/month in the simpler single-family sections up to $1,121/month in villages with attached-home exterior maintenance and additional services — so buyers need to shop at the neighborhood level, not the community level. Location is a major draw: three miles from historic downtown Hendersonville (restaurants, galleries, the annual NC Apple Festival, Pardee Hospital and AdventHealth Hendersonville within 10 minutes), about 20-30 minutes to downtown Asheville, and eight miles to Asheville Regional Airport. Five golf courses sit within eight miles (Hendersonville Country Club, Champion Hills, Cummings Cove, Etowah Valley, and Crooked Creek). Pisgah National Forest, DuPont State Forest, and dozens of waterfalls are all within easy driving distance. Carriage Park has been recognized as one of America's 100 Best Master Planned Communities and is one of the Hendersonville area's most established mountain retirement communities.
