Brooke View MHC is a gated 55+ manufactured home community on the Boise Bench, established in 1968 and tucked along the Ridenbaugh Canal just a few miles from downtown Boise. With approximately 130 homesites on lots ranging from 4,000 to 6,000 square feet, it offers an unusual combination: mature trees and decades of established neighborhood character, alongside a current redevelopment that's placing brand-new, modern manufactured homes on previously empty or turned-over lots. The result is a community where longtime residents — some with 14+ years of tenure — live next to new arrivals in factory-fresh homes with 9-foot ceilings, granite counters, walk-in pantries, and covered patios. The ownership model is land-lease: residents own their manufactured home outright and lease the lot from the community.
