Golden Spike Estates — recently rebranded as Jasper Falls — is a 55+ active adult community tucked off Highway 41 in Rathdrum, Idaho, about 13 miles north of Coeur d'Alene and roughly 35-45 minutes from downtown Spokane. Built by Glacier Homes between 2004 and 2015, the community is fully built out at 324 homes, a mix of single-level craftsman-style ranchers and a smaller number of manufactured homes, all set against the backdrop of Rathdrum Mountain. What sets this community apart is its land-lease structure. Residents own their home but lease the lot on a 35-year program, which eliminates property taxes and traditional HOA dues. Construction emphasizes accessibility, with zero-step entries, extra-wide doors and hallways, and energy-efficient design. Most homes feature craftsman exteriors with stone accents, covered front porches, and manicured low-maintenance lots. Social life is a defining feature. Residents describe a famously welcoming atmosphere — new arrivals are often helped unload by neighbors — and the calendar stays full with community-wide monthly potlucks, coffee-and-donut mornings, men's breakfasts, ladies' lunch outings, Zumba, water aerobics, bridge, cards, art classes, dancing, and even a ham radio group. Activities run nearly every day. Location is practical. Grocery stores (Super 1), banks, pharmacies, and medical offices are less than three miles away in downtown Rathdrum. Interstate 90 is about 10 minutes south, Kootenai Health in Coeur d'Alene is roughly 15 minutes east, and Spokane International Airport is a 35-45 minute drive.
