Bridgewater is a 631-home, gated Del Webb 55+ community tucked along Arsenal Road in Brownstown Township, Michigan — roughly 12 miles south of Detroit Metro Airport and a short drive from Detroit, Dearborn, and Ann Arbor. Del Webb broke ground in 2006, opened the centerpiece Landmark Lodge on August 12, 2006, and has since sold out, so today Bridgewater is essentially a resale community with the occasional builder inventory home. The heart of the community is the 14,700-square-foot Landmark Lodge, a resort-style clubhouse overlooking Freedom Park. Inside, residents have indoor and outdoor pools, a jacuzzi, a full fitness center with views of the park, a lending library, a business center with computer access, a lodge kitchen, and spacious locker rooms. A full-time Lifestyle Director works with a resident Lifestyle Committee to keep the calendar packed with classes, clubs, trips, and social events — residents often describe it as "resort living without leaving home." Outdoors, Bridgewater leans into its park-like setting. Most are single-family ranch-style detached homes with open layouts, 2–3 bedrooms, 2–2.5 baths, attached 2- or 2.5-car garages, and options for full basements, sunrooms, and second-floor bonus spaces. A handful of attached units exist as well. Common interior features include granite kitchens, walk-in closets, dual-sink vanities, and first-floor primary suites. HOA dues cover lawn care, snow removal, and upkeep of shared sidewalks, walking paths, amenities, and common grounds — a big draw for Michiganders who want a lock-and-leave snowbird lifestyle without worrying about their home in the winter. The community is professionally managed (by AAM) and governed by a resident advisory structure. Buyers should note there's a transfer fee of approximately 1/3 of 1% of the selling price paid at closing. Location-wise, Bridgewater sits at the crossroads of I-75, I-275, and I-94, making downtown Detroit, Dearborn (Henry Ford Museum), and Ann Arbor easy day trips. Lake Erie and four Huron-Clinton MetroParks are minutes away, Brownstown itself has three golf courses, and a hospital sits within three miles of the gate.
