Waterside Sylvania is an active adult 55+ community in Sylvania, Ohio, built around a 30-acre private lake in a quiet country-edge setting just ten minutes from the retail, dining, and medical corridor of I-475 and US-23. Developed by Gulfstream Development — Northwest Ohio's only dedicated active-lifestyle builder — the community will total 222 single-family homes at completion, and as of late 2025 only 14 lots remain in the final phase, with buyers choosing among water, creek, and farm lots. Construction began in 2006 and has steadily expanded since, including a community loop road that now wraps the entire lake. The centerpiece is the lake itself, stocked with bluegill and bass and open to kayaking, paddleboarding, and electric pontoon boating. Homeowners on waterfront lots can add a private dock and electric pontoon boat. A recently expanded clubhouse — nearly doubled in size with a brand-new addition — anchors social life, pairing a fitness center, multipurpose and meeting rooms, and a full kitchen with a heated outdoor pool and patio. A newer two-story plan, the 2,552-square-foot Berkeley Loft, adds a configurable upstairs loft or bedroom. Homes are Federal EnergyStar+ rated and come with a 10-year Gold Star warranty. For $215 a month, the HOA covers lawn care, snow removal, and all amenity access — a true maintenance-free, lock-and-leave lifestyle. Location is a real strength: Waterside sits in the Evergreen School District off Sylvania Avenue west of Mitchaw Road, but the country feel is deceptive — Kroger, Walmart Supercenter, Meijer, and ALDI are all within ten minutes, and ProMedica Flower Hospital and Mercy Health Sylvania are less than five miles away. Golfers have Sylvania Country Club, Highland Meadows Golf Club, and Quarry Ridge at their doorstep, and downtown Toledo is a short drive east.
