Grand Reserve is a Del Webb 55+ active adult community in Grand Blanc, Michigan, set on rolling suburban land on the north side of Baldwin Road just east of Saginaw Road. Development began in 2006 and the community is planned to ultimately include 479 single-family homes and attached duplex villas, with new construction still available from Del Webb/Pulte alongside a steady resale market. Homes are single-level ranch designs built with Del Webb's Life-Tested floor plans, and have historically ranged from roughly 1,268 to 2,450 square feet across numerous elevations, with popular models like the Abbeyville and Passport offering open-concept kitchens, cafes, gathering rooms, and flexible rooms for offices, dens, or hobby space. The social heart of the community is Grandview Lodge (also referred to as the Legendary Lodge), a 15,500-square-foot clubhouse that opens onto the outdoor pool deck and backs up to nature trails. Inside, residents find a fitness center, indoor lap pool, arts and crafts studio, card room, hobby and game room, computer/media stations, lending library, and a multi-purpose ballroom space used for classes, parties, and events. Outside there is an outdoor pool, an eight-person whirlpool, tennis and pickleball courts, bocce ball, a disc golf course, horseshoe pit, walking and biking trails through parks and green-belts, and a tot lot for visiting grandchildren. A full-time lifestyle director programs the calendar and supports a long list of resident-chartered clubs and interest groups — bowling, hiking, theater, craft classes, pickleball, euchre, mah jongg, bunco, poker nights, computer classes, a ladies lunch, dinner night out, and regular community breakfasts and patio lunches. Residents also enjoy the Grand Reserve Golf Benefits Program at the nearby Captains Club at Woodfield, giving easy access to championship golf without on-site course fees. Life at Grand Reserve is designed to be low-maintenance: HOA dues cover lawn mowing, snow removal, common grounds and amenities, and professional management, so residents can enjoy Michigan's four seasons without the chore list. The HOA is governed by a master board (two developer members and three resident members) plus two neighborhood associations, with committees covering architecture, finance, landscape, and lifestyle. A resident-produced monthly newsletter called The Grand Times keeps the community connected. Grand Blanc itself is a small, well-rated township about 7 miles southeast of Flint and roughly 50 miles northwest of downtown Detroit, with top-rated schools, gently rolling hills, and easy access to shopping, restaurants, golf courses, and state-of-the-art medical facilities along the I-75/US-23 corridor. Bishop International Airport is about 13 miles away, and Lansing, Ann Arbor, and Saginaw are all under 45 miles. The result is a quiet, park-like setting with big-city amenities in every direction — a popular fit for Michigan retirees who want to stay close to family and longtime ties while downsizing into an amenity-rich, socially active neighborhood.
