Heritage in the Hills is a gated 55+ active adult community in Auburn Hills, Michigan, distinguished as the first active adult country club community of its kind in Michigan. Tucked into the northeast corner of Auburn Hills at Squirrel and Tienken Roads, just north of Oakland University, the community is built around 281 site condominiums and approximately 100 acres of protected wetlands that will never be developed, giving residents year-round views of mature trees, wildlife, and seasonal flora. Homes here are detached site condominiums — typically two to three bedrooms, two bathrooms, and an attached two-car garage. Many are ranch-style with first-floor primary suites and first-floor laundry, while others include second-floor lofts or bedrooms. Because the community was built out between 1999 and 2004 and is now entirely resale, floor plans and finishes vary widely from home to home. Owners have invested heavily over the years, and current resale homes commonly feature hardwood floors, granite countertops, upgraded stainless appliances, large kitchen islands, updated bathrooms, finished basements, and three-season decks overlooking the wetlands. The social heart of the community is a 7,000-square-foot clubhouse, home to a fitness center, billiards room, card room, craft and ceramics spaces, and gathering rooms used for bingo, bridge, euchre, pinochle, poker, book clubs, sewing groups, and regular social events. The community is secured by a 24-hour guard-gated entrance with well-lit streets, wide sidewalks, and a pedestrian-friendly layout. HOA dues cover lawn mowing, snow removal, common-area maintenance, and professional management, making low-maintenance living a core selling point. The Fair Housing 55+ designation requires at least one resident per home be age 55 or older. Location is a major draw. Heritage in the Hills sits minutes from Great Lakes Crossing Outlets, Meijer, Kroger, and a broad array of dining and entertainment.
