Arbor Gate is an established 55+ community tucked into rural Lebanon County, Pennsylvania, just east of Harrisburg and minutes from the town of Lebanon. Operated by Hometown America on a land-lease model, the community spans 378 homes built between 1997 and 2005 by Arbor Gate Ltd., with ten original floor plans ranging from about 1,234 to 2,058 square feet. Although most residences are single-family ranches with attached two-car garages, a handful of attached homes are sprinkled throughout. The land-lease structure is Arbor Gate's defining financial feature: you own the home, and a monthly lot rent (currently running roughly $414 to $716 depending on location) covers land taxes, on-site management, sewer, trash collection, bi-weekly recycling, common-area lawncare, and access to the Lakeview Clubhouse and lake. There is no CDD and no separate HOA capital contribution — the lot rent is the community fee. This keeps the up-front purchase price well below comparable 55+ communities in southeastern Pennsylvania, which has long made Arbor Gate a magnet for retirees relocating from higher-cost New York, New Jersey, and Maryland markets.
