Alden Place

Alden Place is a master-planned 55+ active adult community set on 270 scenic acres in Cornwall Borough just outside Lebanon, Pennsylvania — about 30 miles east of Harrisburg and centrally located between Philadelphia, Baltimore, New York City, and Washington, D.C. Originally launched in 2009 and being built out by Alden Homes, the community is planned for up to 505 homes across two neighborhoods (Alden Place and the adjoining Northgate) and is now largely complete, with new construction still available on remaining lots. The heart of community life is Alden Club, a roughly 17,000 square foot clubhouse that anchors a resort-style amenity package rare for central Pennsylvania. Inside, residents enjoy an indoor pool with lap lanes, a hot tub, a fitness center with exercise classes, a grand ballroom, a catering kitchen, a library, a café/coffee shop, a salon, a billiard room, a game room, and a social center built for everything from Friday dinners to family weddings. Outdoors, the property features a small fishing lake, walking paths, and direct access to the Lebanon Valley Rail-Trail — a 12.5-mile crushed-limestone trail that passes through the community and stretches across Lebanon County. Housing is varied for a community this size. Alden Homes offers single-family detached homes (one-story and two-story, many with optional basements) along with attached villas grouped in triplexes. Floor plans run roughly 1,344 to 3,598 square feet, with a current catalog of about 15 floor plans and full customization available. For villa owners, the HOA covers lawn maintenance, snow removal, and trash; single-family homeowners pay a smaller fee that covers trash and common-area upkeep, which is why the monthly dues are remarkably low compared with peer communities. Clubhouse membership is offered as an optional monthly add-on for the entire household, which is unusually snowbird-friendly. The culture leans social but relaxed. The Keynotes Chorus performs resident concerts in the ballroom, and the clubhouse calendar stays busy with yoga, Zumba, bridge, pinochle, cards, bingo, trivia, movie nights, arts and crafts, and resident-run events. Many activities are free; a few carry a nominal fee. The resident mix is notably diverse in lifestyle — some are fully retired, some work part-time, and more than half of households have at least one working member — which gives Alden Place a livelier daytime feel than the typical snowbird community. Location is another draw. The community sits on Route 419 in rolling Cornwall countryside, three miles from grocery stores, shopping, and restaurants in Lebanon, with WellSpan Good Samaritan Hospital and the Lebanon VA Medical Center both nearby. Hershey, with its medical center and attractions, is a short drive west; Lancaster's farmland and dining are 20 minutes south; and Harrisburg International Airport is roughly 35 minutes away. For residents who want bigger-city days, Philadelphia, Baltimore, and even New York are all reachable as day trips, while Cornwall's quiet rolling hills and rail-trail give daily life a small-town, countryside feel.
