On Top of the World in Ocala, Florida is a sprawling, gated 55+ master-planned community on roughly 12,900 acres just west of Interstate 75 — one of the largest and longest-running age-restricted communities in the state. Developed by Colen Built Development (the On Top of the World Communities brand) since the founding family purchased Circle Square Ranch in 1975, construction has continued almost continuously for five decades and the community is still actively building. The community is organized in three distinct tiers of neighborhoods. OTOW Central, inside the main gates, holds the original maintenance-free leasehold villages: Crescent Ridge, Friendship Park, Friendship Colony, Friendship Village, Americana Village, Windsor West, Windsor East, Providence, Avalon, Renaissance Park, Williamsburg, and Longleaf Ridge. HOA fees in these neighborhoods run $478-$494/month and cover lawn care, 24-hour security monitoring, common grounds, exterior paint every 7 years, and roof repair — true lock-and-leave living. Candler Hills, a fee-simple sub-community also inside the gates, has its own premium amenities anchored by The Lodge — an 18,000+ a/c sq ft clubhouse with multiple gas fireplaces, an expansive ballroom, a heated resort-style pool with beach entry and lap lanes, heated spa, outdoor fire pit, covered pavilion, and dog park.
