Carillon Lakes is a gated, deed-restricted community in southwest Lakeland, Florida, developed by Florida Leisure Communities between 2000 and 2006. Though often listed among Central Florida's retirement-friendly communities and popular with downsizers and retirees, it is NOT a 55+ age-restricted community — residents of all ages are welcome, and the neighborhood has a mixed population of families, working professionals, and retirees. The community spans roughly 265 acres set around five lakes, with about 650 homes arranged along tree-lined streets with water and conservation views. Housing consists of two main product types. Single-family homes range from roughly 1,400 to just under 3,000 square feet, with three to five bedrooms, two to three-and-a-half bathrooms, and open contemporary floor plans with oversized master suites. The attached carriage homes in the Carriage House section offer two to three bedrooms, one-and-a-half to two baths, 1,500 to about 2,000 square feet, one-floor living, screened lanais, and attached one- or two-car garages — a natural fit for buyers looking to downsize without giving up space or a private garage. All homes are resale-only; no new construction is available. At the center of the community is a resort-style clubhouse (actually two clubhouse buildings) housing a great hall for events, dances, and weddings, a library and media room, card room, arts and crafts studio, billiards room, meeting rooms for clubs, and a state-of-the-art fitness center with cardio and weight-training equipment. Outside, residents enjoy a heated outdoor pool and spa, two tennis courts, two pickleball courts, a basketball court, a sports court, a playground, a gazebo, dog park, and miles of walking and biking trails winding past the lakes and ponds. The lakes are stocked and fishable, and it's common to see residents out fishing or simply watching wildlife. Social life is genuinely active. The community calendar includes a book club, bingo night, poker tournaments, Mah Jongg, game nights, holiday parties, ice cream socials, water aerobics, fitness classes, investment club, and a long list of informal interest groups. A 24-hour manned security gate, community manager, and attentive HOA keep the property looking sharp more than twenty years after the first homes were built. The location is one of Carillon Lakes' strongest selling points. Sitting just off the Polk Parkway (SR 570) near I-4 in southwest Lakeland, it's roughly 30 minutes to Tampa, 45 minutes to Walt Disney World, and about an hour to Orlando. Lakeside Village outdoor mall is a five-minute drive away, Lakeland Square Mall is close by, and Joker Marchant Stadium — home of the Detroit Tigers' spring training — is twenty minutes out. Publix corporate headquarters, GEICO, and Amazon distribution are all nearby major employers, and Lakeland Linder International Airport (host of the Sun 'n Fun air show) sits just minutes from the gate. HOA fees range from about $145 to $285 per month depending on product type and cover lawn care, common area maintenance, the guarded gate, and management — a fair price for the amenity package and security.
