The Villages at West Neck holds the distinction of being the first 55+ age-restricted community ever built in Virginia Beach, breaking ground in 2000 under developer Dick Foster of Baymark. Fully built out by 2016, the community consists of 930 residences — approximately 528 single-family homes across six villages and 408 condominiums in two villages (Browningstone and Wordsworth) — with a current population of over 1,600 residents. The master plan carries a creative literary theme: each of the eight villages is named after influential figures from literature, science, and social justice, with granite markers at each village entrance displaying a meaningful quotation tied to its namesake. The community wraps around The Signature at West Neck, an 18-hole Arnold Palmer–designed championship golf course featuring 13–14 scenic lakes and views of Virginia Beach's natural wetlands. Residents have historically had optional golf memberships giving them access to the course, the 24,000 sq ft Signature clubhouse, a pro shop, and the Signature Grille (a casual bar and full-service restaurant with an elegant dining room). Note: the golf course and its clubhouse have experienced operational uncertainty in recent years — a 2023 local real estate report indicated the course was neglected and the clubhouse closed; its long-term future has been in limbo pending new ownership decisions. The residential community itself and its amenities remain fully active regardless. The heart of daily community life is Village Hall, a 10,000-square-foot clubhouse that opened in May 2009 and is owned and operated by the HOA. Exteriors combine red brick, vinyl siding, and pitched roofs, and the mature landscaping (including 10,000+ knockout roses and 1,600 seasonal annuals at the main entrance) gives the whole community a showcase feel. Location is a major draw. West Neck sits just off West Neck Road in the Princess Anne section of southern Virginia Beach, in a forested transition zone near the farmland of Pungo. Sandbridge Beach is under 10 minutes away, the Virginia Beach oceanfront under 15 minutes, and the Outer Banks about 1.5 hours south. Grocery stores, shopping centers, and Sentara Princess Anne Hospital are within a 5-mile radius. Norfolk is about 30 minutes away, and the area offers easy access to farmers markets, wineries, breweries, and local seafood. The HOA fee is remarkably low at $65/month, reflecting a mature, well-capitalized community with stable operations.
