The Courtyards at Bailey Farms is a boutique 55+ active adult community by Epcon Communities in Dacula, Georgia, in fast-growing Gwinnett County about an hour northeast of downtown Atlanta. Construction began in 2023, with Epcon planning a total of 128 single-family ranch homes once the community is built out. The community is small and intimate by design — Epcon calls it a boutique 55+ neighborhood — and the vibe is low-maintenance, lock-and-leave living rather than a mega-amenity resort. Homes are all single-level ranches with first-floor owner's suites, wide hallways, and open floor plans designed to work for buyers today and well into retirement. Sizes range from roughly 1,520 to just over 4,000 square feet across multiple floor plans, including the Portico (1,769–2,615 sq ft, 2–3 bedrooms) and the larger Promenade (2,053–2,969 sq ft, 2–4 bedrooms with an optional bonus suite upstairs). Most plans offer two to four bedrooms, two to three-and-a-half baths, and a two- or two-and-a-half-car attached garage. The signature Epcon feature is the private garden courtyard — a walled outdoor room at the heart of each home that functions as a personal oasis for morning coffee, container gardening, or entertaining. Many plans also include a flexible room that can serve as a home office, study, or hobby space. The amenity center, which Epcon broke ground on in late 2025/early 2026, is the social heart of the community. Residents have access to a clubhouse with a multipurpose room and fitness center, plus an outdoor pool with a surrounding sundeck, pickleball courts, a dog park, walking trails, and a scenic community pond with a dock. Because the community is still young and relatively small, the social scene is just getting established — expect resident-driven clubs and informal groups rather than a packed activity calendar, with pickleball already emerging as a central activity. A key practical draw is the HOA, which at $185/month covers lawn care, exterior grounds maintenance, pest control, common-area upkeep, and professional management. That puts The Courtyards in the true "lock-and-leave" category — buyers can travel for weeks at a time without worrying about yard work or property issues. There is no CDD and no golf course within the community itself, though Hamilton Mill Golf Club, Trophy Club of Apalachee, and Legends Golf Course are all nearby. The Dacula location is a sweet spot for buyers who want Atlanta access without Atlanta traffic every day. Daily needs are close — Ingles, Publix, and Kroger are all within a short drive, as are Walgreens, CVS, and local pharmacies. Healthcare is strong in this corridor, with Northside Hospital Gwinnett, Northeast Georgia Medical Center, and Northside Hospital Duluth all within reach. For recreation, Little Mulberry Park, Fort Yargo State Park, and Stone Mountain Park offer trails and open space, and downtown Atlanta, Hartsfield-Jackson airport, and the North Georgia mountains are all accessible for day trips.
