Sunrise Bluffs

Sunrise Bluffs is a small, gated 55+ community tucked into the high-desert landscape of Belen, New Mexico, about 30 minutes south of Albuquerque off I-25. Developer Summertree Homes began building here in the late 1990s/2008 and the community will cap at 136 single-family homes — a mix of site-built and manufactured homes on owned land, all single-story with pitched roofs, front porches, and attached garages. Floor plans range roughly 1,017 to 2,100 square feet with two to four bedrooms and two baths; newer homes feature attached RV ports, and a dedicated section of the community provides additional RV and boat parking. The look is distinctly Southwestern. Streets are wide with sidewalks, and xeriscaping — rocks, cacti, and low-water shrubs — takes the place of traditional lawns, keeping HOA fees low (currently $130–$150/month) while suiting the dry climate. Mountains loom in the distance, the sky is big and blue most days of the year, and the area averages just five inches of snow and eight inches of rain annually. Humidity is virtually nonexistent. At the heart of the community is a Southwestern-themed clubhouse with a glass-enclosed indoor pool, fitness center, library, card room, billiards and dart room, catering/demonstration kitchen, computer stations, and multi-purpose meeting rooms. Outside, there are horseshoe pits and the dedicated RV/boat storage lot. The social calendar is small but steady: bridge, line dancing, ping pong, horseshoes, card games, coffee get-togethers, holiday parties, and the occasional community luau. It's a quieter, low-key alternative to the bigger resort-style communities — residents often describe the atmosphere as friendly, unpretentious, and close-knit. Golf is practically a year-round activity in this part of New Mexico. The 18-hole public Tierra Del Sol Golf Course is the closest, and another seven courses sit within a 30-minute drive. Belen itself is known as "The Hub City" for its rail and highway connections — the New Mexico Rail Runner offers direct train service from Belen to downtown Albuquerque in about 45 minutes, a genuinely useful amenity for residents who want city access without the drive. Local shopping (Lowe's, Bealls, grocery stores, restaurants) is minutes away, and Albuquerque — with its hospitals, museums, zoo, dining, and the Sunport international airport — is roughly a 30-minute drive up I-25.
