Del Webb at Mirehaven is a gated 55+ active adult community tucked into the far northwest edge of Albuquerque, directly adjacent to the 7,200-acre Petroglyph National Monument with unobstructed views of the Sandia Mountains and the Rio Grande Valley. Developed by Pulte Homes under the Del Webb brand, the community opened in 2015 and reached build-out in 2023 with 538 single-family homes spread across roughly 300 acres. Del Webb is now sold out from the builder, so all homes today are resales — but the resale market is active and healthy, with 2025 sales ranging from $460,000 to $701,000, a median near $590,000, and homes typically selling in about 54 days. Homes were built in two series. The Retreat Series includes four smaller floor plans from 1,572 to 2,035 square feet, all single-story with two bedrooms, two baths, and two-car garages. The Encore Series offers four larger plans from 2,017 to 2,504 square feet with options for two or three bedrooms, two to two-and-a-half baths, and two- to two-and-a-half-car garages. Popular models include the Journey, Sanctuary, Haven, and Preserve. Premium homesites back up to open space, trails, or have unobstructed mountain views. Low-maintenance landscaping and a fiber network with gigabit internet come standard. Life at Mirehaven centers on the 10,750-square-foot Sandia Amenity Center, an award-winning clubhouse with a state-of-the-art fitness center, billiards room, multipurpose classrooms, catering kitchen, and coffee bar. Outside, residents enjoy a resort-style outdoor pool with lap lanes and a beach entry shaded by sails, a heated year-round spa with fireplace, four pickleball courts, two bocce ball courts, a tennis court, a 3,400 sq ft covered patio with fire pits off the great room, and a large event lawn used for outdoor concerts, croquet, and jazz-under-the-stars nights. More than six miles of landscaped walking and biking trails wind through the community and integrate directly with the amenity center and the surrounding open space. A full-time on-site Lifestyle Director coordinates clubs, classes, tournaments, outings, and social events — from pickleball and tennis tournaments to yoga, wine tastings, book clubs, coffee meetups, game nights, and travel groups. The 55+ neighborhood is governed by the Estates at Mirehaven HOA at $215/month, covering common grounds, landscaping, and amenity access. Mirehaven itself is a larger master-planned community — the non-age-restricted Manors at Mirehaven neighborhoods sit outside the Del Webb gates — but the Del Webb section is its own gated, deed-restricted 55+ enclave. Location is a major draw: downtown Albuquerque and Old Town are less than 10 miles away, the Albuquerque International Sunport is about 20 minutes, and Santa Fe is about an hour north. Shopping, dining, and full-service medical care (Presbyterian, Lovelace, UNM Hospital, and the VA Medical Center) are all within a short drive, while the Petroglyph National Monument, Rio Grande Nature Center, and Cibola National Forest offer world-class outdoor recreation literally out the back door.
