Sun City Peachtree is Del Webb's flagship 55+ active adult community in Griffin, Georgia, spread across 1,700 wooded acres about 35 to 45 miles south of Atlanta. Development began in 2007 with plans for more than 3,300 single-family ranch homes, and construction is still ongoing — meaning buyers can choose between brand-new builds and an established resale market with roughly 17 years of community history behind it. The heart of the community is Club Peachtree, a 45,000-square-foot amenity complex that anchors daily life here. Inside, residents find a state-of-the-art fitness center with cardio and weight-training equipment, an indoor walking track, an aerobics and dance studio, an indoor lap pool, card rooms, craft spaces, billiards, and a 146-seat movie theater with a stage that doubles as a performance venue for the Peachtree Singers and other resident groups. A large sundeck overlooks a resort-style outdoor pool with a separate lap-swim area and heated spa. Surrounding the clubhouse are pickleball courts, bocce ball courts, basketball, volleyball, and a softball field. The tennis complex features five lighted clay courts including a stadium court, and an outdoor amphitheater hosts summer concerts and movie nights. Golf is a major draw. The Sun City Peachtree Golf Club, designed by Gary Stephenson, is an 18-hole par-72 layout stretching 6,822 yards with elevated tees, five sets of tees for all skill levels, bent grass greens, rolling fairways, and mature hardwoods. Residents can join the club for a modest entry fee and minimal monthly dues — golf is optional, not bundled into the base HOA. Social life here runs on a full-time lifestyle director and more than 60 resident-run clubs and interest groups. The mix includes the Bowling Group, Garden Club, Peachtree Singers, Pickleball Club, Softball Club, Tennis Club, craft and cooking groups, card clubs, dance classes, and a constantly refreshed calendar of events, classes, and trips. Longtime residents describe the culture as genuinely welcoming — you can be involved in everything or nothing, and people tend to leave their pre-retirement identities at the gate. Homes are all single-story ranch designs built for low-maintenance living, ranging from compact plans around 1,100 square feet up to larger estate floor plans above 3,500 square feet. Most models offer one to four bedrooms, one-and-a-half to three bathrooms, and two- or three-car garages, with open-concept great rooms, energy-efficient construction, and covered outdoor living spaces. Larger plans can include unfinished basements and loft options. Homesites back up to the golf course, wooded buffers, or open green space, and the community has a fiber internet network for fast, reliable service. The setting is gated and quiet, but not remote. Griffin's commercial corridor — grocery, pharmacies, restaurants, banking, and medical offices — is within a few minutes' drive. Wellstar Spalding Regional Hospital is within about 7 miles, with Emory at Locust Grove, Piedmont Fayette, and Henry Medical Center all reachable in under 25 minutes. Peachtree City is roughly 25 minutes west, Hartsfield-Jackson International Airport is about 35 to 50 minutes north depending on traffic, and downtown Atlanta is typically under an hour. Weekend options include High Falls State Park, Noah's Ark Animal Sanctuary, and Atlanta Motor Speedway, all within easy reach. Prevailing trade-offs are worth knowing: some newer sections still have active construction noise and dust, the HOA remains partially under builder (Pulte/Del Webb) control during buildout, and upscale dining and specialty retail generally require a drive to McDonough, Fayetteville, or Atlanta. For buyers who want a large, amenity-rich, Del Webb-backed 55+ community at a price point that would be very hard to match closer to Atlanta, Sun City Peachtree is one of the most comprehensive options in Georgia.
