Nocatee is a 15,000-acre master-planned community spanning Ponte Vedra and southern St. Johns County, just west of the Intracoastal Waterway and 10-15 minutes from Ponte Vedra Beach. Developed by The PARC Group starting in 2007, it has ranked among America's top-selling master-planned communities for more than a decade running. Roughly 60% of the land — nearly 9,000 acres — is protected as conservation, giving residents a backdrop of preserves, ponds, and waterways that most Florida master plans can't match. What separates Nocatee from a typical master plan is the sheer breadth of neighborhoods. At full build-out it will house around 14,000 homes across roughly 48 distinct villages, each with its own builders, amenity package, lot sizes, architectural style, and price band. You'll find luxury gated enclaves like Coastal Oaks (built exclusively by Toll Brothers with estate homes pushing $2M+), family-focused neighborhoods like Palm Valley and Twenty Mile Village, walkable Town Center living in Daniel Park, and two dedicated 55+ active adult communities within the master plan: the older Del Webb Ponte Vedra (formerly Riverwood, close to 2,000 homes mixing single-family, carriage homes, and condos) and the newer gated Del Webb Nocatee, with its own private Canopy Club offering a zero-entry pool, Tavern & Grill with private wine lockers, pickleball, tennis, bocce, and an on-site Lifestyle Director. The community event calendar is packed: Food Truck Fridays, farmers markets, outdoor concerts, drive-in movies, comedy shows, parades, and holiday festivals all happen on a near-monthly cycle. Top-ranked St. Johns County schools (a 2024 top-5 Florida district) serve most of the community with four K-8 academies inside Nocatee — Valley Ridge, Palm Valley, Pine Island, and a fourth opening for the 2026-27 school year — plus Allen D. Nease High School nearby. A St. Johns County library and park are planned for 2027. Nocatee is entering its next chapter.
