Beacon Lake is a 630-acre master-planned community tucked into the rapidly growing corridor of northeastern St. Johns County, roughly equidistant between downtown Jacksonville and historic St. Augustine. Developed by BBX Capital Real Estate starting in 2017, the community is planned for 1,476 homes — 1,280 single-family residences and 196 townhomes — with construction still actively underway by Dream Finders Homes and Toll Brothers. The centerpiece of Beacon Lake is its 43-acre freshwater lake, and the community was designed around it. Unlike communities where the lake is something you drive past on the way home, this one is built to be used. Kayak and canoe launches sit along the shore, a sandy lakeside beach gives it a resort feel, and a boardwalk traces the waterline connecting residents to the amenity center. The lake is paddle-friendly and fishable, making it a genuine daily-use feature rather than a decorative pond. The Lake House amenity center opened in February 2019 and anchors community life. The 8,200-square-foot facility includes a 3,000-square-foot fitness center with cardio equipment, free weights, yoga and spin space, and group fitness classes. Inside you'll also find a card room, social room, meeting spaces, and a culinary studio with a demonstration kitchen — a standout feature that hosts cooking classes and food-themed events. Outside, the amenity package expands into a junior Olympic pool, a fun pool, a splash park for younger visitors and grandchildren, a fire pit, and an event lawn that hosts movie nights, Food Truck Fridays, and seasonal celebrations. Recreation is woven throughout the community. Four dedicated pickleball courts opened in April 2023, joining existing tennis courts, a croquet field, and a multi-purpose athletic field. Miles of interconnecting sidewalks and nature trails thread through the neighborhoods and into 358 acres of preserved natural land — more than half the community's total acreage. A dedicated dog park (the Bark Park) gives pet owners a community gathering spot. Pocket parks are scattered throughout the neighborhoods, creating small green spaces within walking distance of every home. Homes at Beacon Lake range considerably in size and price. Dream Finders Homes offers single-family plans from roughly 1,600 to over 3,000 square feet, with townhomes starting in the $200s. Toll Brothers builds in The Landing neighborhood with larger luxury homes. Overall, single-family homes range from the mid-$400s to over $1 million, with the median sale price sitting around $530,000. The architectural style is contemporary Florida — clean lines, covered lanais, open floor plans, and designs that emphasize indoor-outdoor living. The social fabric is still developing — this is a community that's actively growing rather than fully established — but the programming is already robust. A book club, wine club, and arts and crafts club are resident-run. The community hosts seasonal events like Back to School bashes, Labor Day pool parties, outdoor movie nights, Food Truck Fridays, and organized outings to Jacksonville Jaguars games. The vibe skews younger and more family-oriented than a typical 55+ community, but the amenity set and low-maintenance lifestyle attract plenty of empty nesters and active adults looking for a vibrant, connected neighborhood without age restrictions. Location is a major draw. Beacon Lake sits just off CR 210, roughly three miles from I-95 (Exit 329), putting downtown Jacksonville about 40 minutes north and St. Augustine about 30 minutes south. The nearby Nocatee Town Center — about five miles east — provides convenient shopping and dining including Publix, restaurants, coffee shops, and fitness studios. Beaches are 20-25 minutes away at Anastasia State Park or St. Augustine Beach. A new on-site K-8 school, Lakeside Academy, opened in August 2024, which while primarily relevant for families, also speaks to the community's investment in long-term infrastructure. Beacon Lake is not a 55+ community — it's open to all ages. But its combination of resort-caliber amenities, nature preserve setting, lakefront recreation, and proximity to both Jacksonville and St. Augustine makes it compelling for active adults who want a high-amenity lifestyle without the deed restriction. The community is still building out, which means buyers can get new construction from top-tier builders in one of Florida's most desirable counties.
