Garden Park at Daybreak is a 500-home 55+ enclave tucked into the southwest shore of Oquirrh Lake inside South Jordan's massive Daybreak master-planned community. Developed exclusively by Ivory Homes from 2010 through 2020, it was Daybreak's first active adult village and remains one of the largest 55+ communities in Utah — a rarity in a state where age-restricted options are relatively few. Homes were built in five distinct collections to fit a wide range of budgets and lifestyles. Condominiums range from 696 to 1,791 square feet with 1–3 bedrooms, elevator access, and covered 1- or 2-car garages — the most walkable, lock-and-leave option, located directly across from the clubhouse. Townhomes (1,197–1,601 sq ft) come in both two-story and rambler styles with rear-entry garages and enclosed terraces. Patio homes (1,219–1,427 sq ft) and garden homes (ramblers with basements up to 1,626 sq ft) offer more outdoor space and optional finished lower levels. Estate homes — the largest in the community — sit on individual lots and range from 1,934 to 3,335 square feet with 2–4 bedrooms, typically single-level, often with basements. Most homes feature main-floor living, wide hallways, walk-in closets, and covered outdoor space. The centerpiece is the private Garden Park Clubhouse — a 10,353 sq ft residents-only building (nearly 14,000 sq ft including grounds) designed by Kennecott and Ivory Homes with views of both the Wasatch and Oquirrh mountain ranges as well as Oquirrh Lake. Inside are a fitness center, aerobics and dance studio, billiards room, multi-purpose room, demonstration kitchen, ballroom, and rentable gathering spaces. Outside sit a seasonal outdoor pool with lap swim hours, a hot tub, a tennis court, a resident-only pickleball court, community garden plots, and patio space. The pool closes around October 1 for the season. Beyond Garden Park's private amenities, residents tap into everything the larger Daybreak master plan offers: 67-acre Oquirrh Lake with kayak, canoe, and paddleboard rentals and catch-and-release fishing; 16+ parks; more than 22 miles of biking and walking trails including shoreline paths; SoDa Row's walkable shops and restaurants within easy reach; and the LiveDAYBREAK 55+ lifestyle programming and summer concert series. The University of Utah Health Center Daybreak — with 24-hour ER and urgent care — sits inside the master plan, as does Trail Crossing's Smith's Marketplace for grocery. Social life leans active but resident-driven rather than staff-programmed. The community calendar includes a 4th of July block party, chili cook-offs, classic car shows, community yard sales, farmer's markets, art walks, blood drives, day trips, and fall and winter festivals. The management company is CCMC. Buyers should note this is a deed-restricted 55+ community but not a leisure-oriented resort — the setting is walkable, sometimes hilly, and the broader Daybreak community skews younger and multigenerational outside the Garden Park gates. Some residents have noted HOA-provided yard maintenance and snow removal can be inconsistent.
