Del Webb Oasis sits in Winter Garden, and the western entrance to Walt Disney World is about two miles away. At 422 homes total, it's one of the smaller Del Webb projects in the region, which appeals to buyers who want a recognizable builder but a less sprawling neighborhood.
The trade-off is that Flamingo Crossing, the commercial area adjacent to the community, includes five third-party hotels and student housing, so grocery runs and restaurant visits happen alongside a tourist and student crowd. During peak Disney seasons that's worth factoring in.
Del Webb Sunbridge in St. Cloud
Del Webb Sunbridge is the 55+ section of a larger master-planned community in St. Cloud. The 55+ portion will reach roughly 1,300 homes, and amenities are already complete. The location next to Lake Nona Town Center and Medical City gives residents walkable access to healthcare, shopping, and dining in one of the faster-growing corridors in Central Florida.
One feature worth noting: the community has a full-service restaurant reserved for homeowners. Residents pay an annual deposit to help cover operations, but the result is a dining option that doesn't serve the general public.
Four Seasons near Horizon West
Five minutes from Del Webb Sunbridge via 429, Four Seasons is a smaller community nearing completion. Its partnership with Mystic Dunes gives residents golf course access, and Highway 192 puts Flamingo Crossing and the Horizon West shopping area within easy reach. If you want Disney proximity without the scale of a 1,300-home community, this is worth a look before it sells out.
Twin Lakes south of St. Cloud
Jones Construction Company built Twin Lakes slightly south of Sunbridge. The setting feels more rural than the Lake Nona corridor communities, though Highway 192 keeps Melbourne, Merritt Island, and Cocoa Beach within about an hour.
The clubhouse sits directly on a lake. Swimming isn't permitted, but pontoon boat rentals are available (gas fees apply), and residents can bring their own kayaks, canoes, or paddle boats.
Solivita in Poinciana
Solivita is one of the largest 55+ communities in Florida outside of On Top of the World and The Villages, with 150,000 square feet of amenity space. Fewer than 30 lots remain, so it's worth moving quickly if it's on your list.
The amenity count is hard to match: 14 heated pools across the property, an indoor pool with a track above it, softball fields, three on-site restaurants, a pharmacy, a convenience store, and two weekly farmers markets. The area around Solivita has historically been remote, but a new shopping center with TJ Maxx and restaurants including Outback Steakhouse has changed that considerably.
