Community 1: The Palms at Serenoa in Clermont, FL
Agent Claire introduced Tammy and Kelly to The Palms at Serenoa, a boutique community of roughly 570 homes tucked into Clermont — far enough from the tourist corridor to feel genuinely residential. The home Claire presented was built in 2023 and priced at $425,000, with an HOA of $333/month that covers cable, internet, and lawn care.
Inside, the layout delivered on most of the wish list: three bedrooms, two bathrooms, a two-car garage, tile throughout the main spaces (carpet only in bedrooms), white cabinets, a flex den, and a standout water view with a fountain. Eight-foot doors and nine-foot ceilings kept things feeling open. On the amenity side, the community offers a zero-entry pool and fitness room — simple, but well-executed for a smaller community.
The location puts you about 40 minutes from the airport. Kelly loved the water view and the value at that price point. It was the most affordable of the three by a meaningful margin.
Community 2: Four Seasons at the Kissimmee/Winter Garden Border
Agent Mary brought the group to Four Seasons, sitting right on the Kissimmee/Winter Garden border — a location that gives you quick access to SR-429 at Flamingo Crossing and keeps I-4 largely out of the picture. The home, built in 2021, is priced at $499,999 with an $418/month HOA covering lawn and shrub maintenance, the gated entrance, amenities, management, and reserves.
At 1,968 square feet, the floor plan packs in a surprising amount of storage and functionality: porcelain wood-look tile throughout, a large office/den, white cabinets, a gas stove, an oversized pantry, a drop zone with cabinets and a bench, and a laundry room with cabinets and a sink. The 2.5-car garage has epoxy floors with a warranty through 2050 and custom pull-down attic stairs. The master suite is generously sized with both a large linen closet and a walk-in closet.
Community amenities are resort-level: a clubhouse, pool, and fitness center just a five-minute walk away. Golf cart access connects residents to Mystic Dunes golf course with an optional annual membership. Dining and shopping along 192 and in Horizon West are close by.
Community 3: Solivita in Kissimmee, FL
Agent Trisha made the case for Solivita, one of Central Florida's best-known large-scale active-adult communities in Kissimmee. The home she presented checked nearly every box on paper: over 2,400 square feet, three bedrooms, three bathrooms, a 2.5-car extended garage, and a gourmet kitchen with double ovens, white cabinets, quartz countertops, and a big pantry. A flex space off the master bedroom adds versatility, and the screened lanai looks out to private conservation views — exactly what the cousins asked for.
The HOA runs approximately $440/month, bundling lawn maintenance, internet, cable, amenities, and the club fee. Solivita delivers big on the community side: 14 pools (one indoor), highly regarded fitness classes, and an on-site golf course. New shopping and restaurants are nearby, and the location keeps parks, I-4, and the airport within reach. Tammy was especially drawn to the backyard conservation setting.
The Final Decision: Four Seasons Wins
After touring all three, Tammy and Kelly chose Four Seasons. Kelly had a real soft spot for The Palms at Serenoa — the water view and lower price point were hard to argue with. Tammy loved Solivita's private backyard. But Four Seasons brought together the right combination of location (easy access without I-4), home features (gas stove, storage, garage), and resort-quality amenities at a price that still fit their budget.
