Traditions of America at Summer Seat is an intimate 55+ resort-style community of 133 homes tucked into 77 acres of rolling hills in Ohio Township, just 12 miles north of downtown Pittsburgh. The community sits on the former Reilly's Summer Seat Farm — a local landmark that operated as a pick-your-own strawberry and pumpkin farm until 2015 — and before that was part of Pennsylvania's Depreciation Lands granted to Revolutionary War soldiers. Traditions of America purchased the land in 2015 and completed the first homes in spring 2017, with construction wrapping up around 2019. The heart of the community is a 4,500-square-foot clubhouse anchoring social life at Summer Seat. Inside, residents gather at a sports bar and lounge, work out in a full fitness center, take classes in an aerobics and dance studio, read in the library, shoot pool in the billiards room, or host gatherings in the card room and club room. A catering kitchen supports larger events, and a full-time lifestyle director keeps the calendar full with planned activities, fitness classes, and club meetups. Outside, a heated outdoor pool and patio serve as the warm-weather hub, and residents compete on bocce ball and pickleball courts or walk the winding trails that loop through the community's preserved open space. Homes are single-level, low-maintenance ranch-style designs built on a mix of single-family and garden home (villa) footprints across seven customizable floor plans. Traditions of America is known for letting buyers tailor layouts — adding a bonus second floor for visiting family, reconfiguring kitchens, and adjusting finishes. Every homesite was intentionally planned to preserve picture-perfect views of the surrounding open space and rolling hills. The community plan emphasizes scenic sight lines over dense packing, giving Summer Seat a quieter, more pastoral feel than most Pittsburgh suburbs. HOA dues of $305/month cover exterior lawn maintenance, snow removal, trash, common grounds and amenities, the management company (RJ Community Management), and escrow reserves — delivering the lock-and-leave lifestyle Traditions of America built its reputation on. Sister communities Liberty Hills and Sewickley Ridge sit nearby, and Summer Seat is roughly a mile from Sewickley Ridge. Location is one of Summer Seat's biggest draws. Nestled between I-79 and I-279 in Pittsburgh's North Hills, residents reach downtown Pittsburgh in about 20 minutes, Pittsburgh International Airport in under 30 minutes, and UPMC Passavant Hospital in roughly 5 miles. Daily errands are handled at nearby Giant Eagle, Target, Sam's Club, and Home Depot. Golfers play Diamond Run Golf Club and Clover Hill Golf Course, and the North Hills corridor offers a full mix of restaurants, entertainment, and suburban services without losing the rolling-hills character that made the site a farm for two centuries.
