Traditions of America at Sewickley Ridge is a 241-home, age-restricted 55+ community tucked into the North Hills suburb of Sewickley, Pennsylvania, just 12 miles from downtown Pittsburgh. Built out between 2013 and 2017 by Traditions of America — a two-time National 55+ Builder of the Year — the community was famously the fastest-selling new home community in the entire Pittsburgh region during its sellout years, and it remains one of the most sought-after active adult addresses in Western PA on the resale market. The community is a mix of 147 detached single-family homes and 94 semi-detached (attached cottage) homes, all low-maintenance, all with first-floor primary suites and attached two-car garages. Detached floor plans range from roughly 1,274 to 2,314 square feet, while the attached cottages run 1,261 to 1,643 square feet. Most plans offered optional second floors for guest bedrooms, so there's real variety on resale — from single-level empty-nester plans to larger homes with flex space. Exteriors are maintenance-free, and the HOA takes lawn and grounds care off residents' plates. Social life centers on the community's 8,000-square-foot clubhouse, perched on a ridge with sweeping views of the Pittsburgh hills. The clubhouse was designed with input from local active adults and leans into informal gathering spaces: a pub/sports bar, fitness center with locker rooms and sauna, card room, billiards, library, demonstration kitchen, and catering kitchen for resident events. Sewickley itself is a picturesque walkable river town with independent shops and restaurants, and the community sits in the Quaker Valley School District corridor. Pittsburgh is a quick drive down I-79 or Route 65 for sports, theater, hospitals, and the airport (about 30 minutes away). Shopping is spread across Beaver Valley Mall, Cranberry Mall, and The Mall at Robinson, with plenty of everyday retail in between. HOA fees vary meaningfully by home type, running roughly $273 to $817 per month, and cover common grounds, amenities, and professional management through CMA. There is no CDD. Resale pricing in the last year has generally landed in the $400Ks to low $800Ks, with a median list price around $600K.
