Traditions of America at Saucon Valley is an established 55+ active adult community in Center Valley, Pennsylvania, set against the scenic backdrop of the Lehigh Valley and South Mountain. Developed by Traditions of America between 2015 and 2019, the community is fully built out with 235 low-maintenance homes — a mix of single-family residences and attached garden-style villas — and is now resale-only. The heart of the community is a 7,500-square-foot clubhouse that anchors daily social life. Inside, residents have access to several social rooms, a library, a card room, billiards, a bar area, a full kitchen, an aerobics and dance studio, and a fitness center with cardio and weight-training equipment. Outside, residents enjoy a heated pool with a jacuzzi, a patio, tennis courts, bocce ball courts, a putting green, and walking paths that wind through the community. The community borders the public 27-hole Wedgewood Golf Course, offering lovely valley views and convenient access for golfers (golf membership is separate from the HOA). The social calendar is resident-driven and consistently full. There's a monthly book club, a 'Write Your Memoir' writing class run in partnership with Northampton Community College, a 'Down to Earth' garden club, wine enthusiast gatherings, game nights, community barbecues, First Friday sandwich happy hours, planned day trips, an annual Soup Cookoff, Super Bowl parties, holiday decorating parties, Ugly Sweater and cookie-exchange events, and a Luminaria Night that doubles as a fundraiser for New Bethany Ministries. A full-time activities director helps coordinate events and classes. Home designs include three attached floor plans ranging from roughly 1,268 to 2,160 square feet and six single-family floor plans from about 1,274 to 3,063 square feet, all with two or three bedrooms, two or three bathrooms, and attached two-car garages. Interior finishes favor designer kitchens with granite countertops, Whirlpool appliances, and recessed lighting. Homes are owned fee simple. The HOA handles lawn care, landscaping, snow removal (including driveways, home entrances, and sidewalks), weekly trash and recycling, reserve fund contributions, and upkeep of common elements and the clubhouse. New buyers pay a one-time reserve fund contribution equal to three months of HOA fees (approximately $1,170 in 2025) at closing. Location is a major draw. The community sits in Upper Saucon Township, just minutes from The Promenade Shops at Saucon Valley, with quick access to Interstate 78 and PA-309. Bethlehem and Allentown are short drives away, Philadelphia is about 50 miles south, and New York City is roughly 90 miles east. Lehigh Valley International Airport is about 12 miles north. The Lehigh Valley is known for its historic downtowns, strong healthcare network (Lehigh Valley Health Network, St. Luke's, Good Shepherd Rehab), local college scene (Lehigh, Lafayette, Moravian, DeSales, Muhlenberg), SteelStacks arts district, Musikfest, and convenient drives to the Pocono Mountains and New Jersey shore.
