The Moorings is one of Naples' oldest and most established waterfront communities, originally purchased in 1957 by a development company owned by Milton Link and built out through the 1960s. Spanning more than 1,300 acres between Coquina Sands to the south and Park Shore to the north, it extends from the Gulf of Mexico on the west to US 41 on the east. The community is home to approximately 4,000 residential units — roughly 875 single-family homes and 82 condominium buildings — making it one of Naples' largest and most diverse coastal neighborhoods. The Moorings is primarily non-gated, and unlike most modern Naples developments, it has no mandatory master HOA. The Moorings Property Owners Association (MPOA) is a voluntary organization open to all property owners; membership is inexpensive (well under $125/year) and unlocks the community's signature amenity — the private Moorings Beach Park on Gulf Shore Boulevard with its own parking, chickee hut with restrooms, and a pristine stretch of sand reserved for members. Individual condominium buildings maintain their own associations with their own fees, pools, fitness rooms, and social spaces, which is why costs vary dramatically from building to building. Waterfront character defines the community. A deepwater canal system runs throughout, with many homes fronting Moorings Bay, Hurricane Harbor, Bowline Bay, Compass Cove, or Doctors Bay. Boats reach the Gulf of Mexico through Doctors Pass — and many of the most sought-after parcels, including the legendary "Nifty Fifty" enclave of 58 single-family homes, have direct Gulf access with no fixed bridges to navigate. High-rise and mid-rise condominium towers line Gulf Shore Boulevard directly on the sand, while inland streets are lined with mature banyan and ficus trees shading large lots where original 1950s–70s homes are increasingly being replaced with custom coastal estates. The Moorings Golf & Country Club, established in 1963, sits at the heart of the neighborhood. It's a private, member-owned club featuring an 18-hole par-63 course, a putting green, chipping area, hitting nets, full dining, and a social calendar that includes bocce leagues, bridge, book clubs, a car club, investment club, mah jongg, poker, themed dinners, live entertainment, and holiday events. Membership is entirely optional — you do not need to join the club to live in The Moorings — but for residents who do join, the club becomes a true second home. While The Moorings as a whole is open to all ages, several individual condominium buildings are deed-restricted 55+, including the Imperial Club (41 units, directly on the Gulf) and the Executive Club, giving active-adult buyers a handful of age-restricted options inside a larger all-ages setting. The community attracts a mix of seasonal residents, full-time retirees, boating enthusiasts, and luxury second-home owners, and many residents get around by golf cart along the quiet, walkable streets. Location is central to the appeal. The Moorings sits in the 34103 zip code, minutes from the boutique shopping and restaurants at Venetian Village just to the north, Waterside Shops a bit further out, and historic downtown Naples with Fifth Avenue South and Third Street South a short drive south.
