Treviso Bay

Treviso Bay is a luxury Mediterranean-inspired, resort-style gated community in South Naples, Florida, centered on the TPC Treviso Bay championship golf course — the only TPC bundled-golf community in the world. Built from 2008 through 2021 by Lennar, Stock Development, and Taylor Morrison (originally developed by VK Development before Lennar's acquisition in 2012), the community spans approximately 1,300 homes across a diverse collection of neighborhoods, each with its own character: condominium enclaves like Giaveno, Avellino, Venezia, and Alberi Acqua; coach home villages such as Di Napoli; and single-family neighborhoods including Bella Firenze, Corso Bello, Italia, Piacere, Ponte Rialto, Siracusa, Vercelli, Via Veneto, and the ultra-luxury Peninsula enclave with roughly 55 custom estate homesites overlooking the golf course and lakes. The community is not deed-restricted 55+ but is overwhelmingly retirement-focused — the median age in the neighborhood is 55, and the resident mix leans heavily toward seasonal snowbirds, retirees, and second-home owners. The atmosphere is decidedly upscale and country-club-oriented rather than activity-director-driven. The 18-hole TPC championship course, designed by Arthur Hills in collaboration with PGA TOUR player Hal Sutton and opened in 2008, stretches over 7,300 yards across a par-72 layout. It underwent a $3 million renovation in 2020 that regrassed greens to TifEagle Bermuda and reconstructed bunkers. As part of the TPC network, members enjoy playing privileges at TPC clubs across the country — a rare perk. Homes come with either a full bundled golf membership or a social membership; the distinction matters significantly at resale. Social and recreational life revolves around two clubhouses. The 64,000 square-foot Grand Clubhouse overlooks the 9th and 18th greens and houses fine and casual dining rooms, a billiards room, lounge, library, pro shop, and event space. The separate 15,000 square-foot Villa Rilassare is the wellness and sports hub, with a full-service day spa, salon, state-of-the-art fitness center, aerobics and Pilates studios, resistance lap pool, and resort-style lagoon pool with waterfalls. Outdoor amenities include eight lighted Har-Tru tennis courts with a pro shop, dedicated pickleball courts, bocce courts, an outdoor basketball court, and walking and biking trails winding through landscaped lakes and native preserves. Condo and coach home enclaves have their own satellite pools with cabanas and grills. Location is a major draw. Treviso Bay sits just off Tamiami Trail (US 41), roughly 5 miles — a 10 to 15 minute drive — from downtown Naples, 5th Avenue South shopping and dining, Tin City, and the Gulf beaches. Southwest Florida International Airport (RSW) is about 30 minutes north, and Naples Airport is 5 minutes away. Rookery Bay National Estuarine Research Reserve borders the area, giving nature-focused residents extraordinary birding and wildlife access. The community is protected by a 24-hour manned gate and is part of the Wentworth Estates Community Development District (CDD), which adds an annual debt service fee of approximately $1,200-$1,300. Treviso Bay is fully built out and sold out by the developer — all transactions are resales. Pricing ranges widely by product type: Terrace and Veranda condos from the low $400Ks, coach homes in the $500K-$800K range, single-family executive and manor homes from roughly $700K into the low seven figures, and Peninsula and Burano estate homes reaching $3-4 million. Homes with a deeded full TPC golf membership command a meaningful premium over social-membership properties.
