Del Webb at Lake Oconee is a gated 55+ active adult community wrapped around the shores of Lake Oconee in Greensboro, Georgia, roughly 75 miles east of Atlanta along the I-20 corridor. It's one of the very few Del Webb communities in the nation situated directly on a navigable lake — and the only one with its own 1,400-foot lakefront, 38-slip marina, community boat launch, dedicated boat storage facility, and kayak/canoe launch pad. That distinction defines daily life here: residents live the lake lifestyle (boating, sailing, water skiing, kayaking, fishing for bass, crappie, and catfish) right from their own community. Construction began in 2007, and at build-out the community will be home to over 800 households across roughly 400 acres. Over 30 percent of the property is preserved in its natural state, with rolling hills dotted with towering pines and dogwoods, and large homesites with 20+ feet of space between homes — a noticeably different feel from the denser Del Webbs closer to metro Atlanta. The community is fully golf-cart friendly with 24-hour guarded gate security, and fiber internet runs throughout. Homes are all ranch-style and built by Del Webb (PulteGroup), currently drawing from the GenYou collection (Scenic, Distinctive, and Echelon series). Floor plans range from about 1,345 to 2,712 square feet and include the Mainstay, Stardom, Renown, Contour, Compass, and Mystique models, among others. Historically the community has offered 12 floor plans including two duplex villa models (1,217 and 1,393 sq ft, 2 bed / 2 bath / 2-car garage) and single-family homes from around 1,100 to 2,600 sq ft with optional second-floor lofts. New construction is actively selling — a 116-homesite release opened in summer 2024 and the community had welcomed 775 homeowners at that point, with starting prices in the low- to mid-$300,000s. Social life centers on The Club at Lake Oconee, a 21,000-square-foot clubhouse anchoring the amenity campus. Inside: a state-of-the-art fitness center, aerobics studio, heated indoor lap pool, arts and crafts studio, grand ballroom with catering kitchen, library, card room, and a billiards room with a poker table.
