Bellwether by Del Webb is Minnesota's first Del Webb community and the Twin Cities' only age-restricted, resort-style new home construction community — a distinction that makes it a genuine outlier in a market where 55+ buyers have traditionally had very few purpose-built options. Originally planned under the name Encore, the community spans 225.9 acres in Corcoran, a rapidly developing rural-edge suburb about 20 miles northwest of downtown Minneapolis. At full build-out, Bellwether will include 398 single-family homes built by Pulte Homes under the Del Webb brand, with construction that began in 2019 and is still ongoing as new phases plat in. The heart of the community is a gated clubhouse of roughly 11,500 square feet that serves as the social and fitness hub. Inside, residents have access to a state-of-the-art fitness center, men's and women's locker rooms, multi-purpose meeting rooms, a community social room, a demonstration/catering kitchen, and flexible spaces for cards, clubs, and classes. Outside, the amenity package continues with an outdoor pool and patio, plus pickleball courts, bocce ball courts, tennis courts, and a network of walking and biking trails winding through the community.
