Royal Highlands in Leesburg, Florida sits about 20 to 25 minutes from The Villages, and if you've been priced out of that market or just want something quieter, it's worth a close look. This gated 55+ community has roughly 1,500 homes built by Pringle, a custom builder that produced more than 70 distinct floor plans — which means you won't find the same house repeated every third lot. We recently toured three homes here with two local real estate agents, and the range of what your money buys is striking.
What Royal Highlands in Leesburg, Florida actually costs to live in
The HOA fee runs about $229 per month. For that, you get cable, internet, and RV/boat storage — a combination that would cost you considerably more if you paid for each separately. There's no golf membership bundled in, but the 18-hole Monarch Golf Club is on-site, along with a restaurant and pro shop, so access is easy when you want it.
Home prices at the time of our tour ranged from the high $200s to the mid-$500s depending on size, lot position, and features. The three homes we walked cover that spread pretty well.
Three homes that show the range at Royal Highlands
20743 Queen Alexandra Drive — $330,000
This is the Huntley floor plan, one of Pringle's more popular layouts. It has 3 bedrooms, 2 bathrooms, and 1,863 square feet, built in 2004. The detail that caught everyone's attention was the garage: there's a standard two-car bay plus a separate golf cart garage door, which keeps the cart out of your parking space and easily accessible. The lanai is vinyl-window enclosed, so you can use it year-round, and it looks out onto golf and nature views rather than your neighbor's backyard.
4646 Inverness Drive — $289,900
This one is the best value per square foot of the three. At 2,020 square feet on a corner lot, it's a 3-bedroom, 2-bathroom home built in 2000 that gives you more room than the Queen Alexandra property at a lower price point. The screened lanai comes with a hot tub included in the sale, which adds real value. Corner lots in communities like this tend to have more breathing room between neighbors, and that's noticeable here.
5409 Essex Court — $525,000
This is the estate-level option. Four bedrooms, four bathrooms, 3,318 square feet, built in 1998 on a lakefront lot. The screened pool and spa deck faces the water with panoramic views that make the price easier to justify. Inside, there's a three-car garage with drive-through access out the rear, a walk-in pantry, and a dedicated home office. The floor plan has dual primary bathroom suites connected by a shared walk-through shower, which is a genuinely unusual setup and works well for couples who want their own space without fully separate wings.
Amenities at Royal Highlands
The amenity package is broader than you might expect for a community with a $229 monthly fee. The indoor pool was recently renovated and is climate-controlled, so it's comfortable in both July and January. There's also an outdoor pool, pickleball and tennis courts, bocce ball, and shuffleboard. The Monarch Golf Club handles the golf side of things with an 18-hole course, restaurant, and pro shop all on the property.
For anyone with a boat or RV, the included storage is a real practical benefit. Storing a recreational vehicle off-site in Leesburg typically runs $100 to $200 per month on its own, so having it folded into the HOA fee changes the math considerably.
What makes Royal Highlands different from other 55 plus communities in Leesburg, Florida
Most active-adult communities in this price range use a handful of production builders who repeat the same five or six floor plans until the community is full. Pringle took a different approach at Royal Highlands, designing over 70 floor plans and building them on lots with enough variation that the streetscape feels genuinely diverse. Mature landscaping across the community adds to that — these aren't new-construction lots with two-year-old trees.
The location also works in its favor. Leesburg puts you close to the amenities of The Villages corridor without the traffic and price premium that comes with being inside it. You're in Lake County, with easy access to the Florida Turnpike and Highway 27.
