We recently toured the community with longtime residents and got an inside look at the clubhouse, pool, sports courts, and walking trails. Here's what you'll want to know before you visit.

Inside the 18,000 Sq Ft Clubhouse at Heritage Hills

The single clubhouse is the social heart of Heritage Hills, and it packs a lot into one building. As you walk in, you'll find a welcoming gathering space with a small kitchen and sink — perfect for weekend meet-and-greets where neighbors bring a bottle of wine and catch up.

Game Room, Billiards, and Golf Simulator

The gaming room stays busy, and just beyond it you'll find a beautiful billiards room. One of the more unique amenities is the indoor golf simulator, complete with a projector and screen. (Fun fact from the tour: the original glass doors were replaced with solid ones after a stray golf ball did some damage!) Most rooms operate on a first-come, first-served basis, but you can reserve spaces for parties or showers through the property management office.

Ballroom, Library, and Arts & Crafts

The clubhouse ballroom hosts holiday parties, movie nights, and community events, with a drop-down big screen and an attached catering kitchen. You'll also find:

  • A library with community Wi-Fi (a nice change of venue if you want to bring your laptop)
  • A card room with a community communication board for buying, selling, and joining vacation/cruise groups
  • An arts and crafts room with a kiln for pottery
  • A multi-purpose room (the former sales office) with extra card tables

Fitness Center and Aerobics Studio

The fitness room and aerobics studio are consistently busy. Group classes like aerobics and tai chi run on a schedule, but residents can use the studio for personal workouts when classes aren't in session.

Outdoor Amenities: Pool, Sports Courts & Trails

Resort-Style Zero-Entry Pool

One of the most common questions we get is whether the pool is zero-entry — and yes, it is. There's also a heated hot tub for cooler months and dedicated lap lanes for swimmers. Even on a November visit, the pool was full of residents enjoying the Florida sunshine.

Pickleball, Tennis, Bocce & More

Heritage Hills offers an impressive lineup of sports courts:

  • Pickleball courts
  • Tennis courts
  • Bocce ball (with a popular morning bocce group)
  • Basketball — great when the grandkids visit
  • Shuffleboard

Walking Trails and the Lookout Point

There are two walking trails inside Heritage Hills. A shorter one-mile loop circles a small pond with a pier and includes outdoor workout stations. A longer 5- to 6-mile walking trail (walkers only — no bikes) winds through the community streets.

Don't miss the Lookout Point, perched on one of Clermont's signature hills. From there, residents gather in the evening to watch the Disney fireworks in the distance — a perk you won't find at most Florida 55+ communities.

Homes and Villas at Heritage Hills

Heritage Hills offers a mix of single-family homes and attached villas. The villas come as duplexes or quad-style homes where four to six units share a roofline — a great option if you're looking for lower-maintenance living. Single-family homes line the hillsides, with some of the best views in the community up near the Lookout Point.

Location Perks: Why Clermont, Florida?

Clermont is known as the "Hills of Florida," and Heritage Hills truly captures that feel with its elevated terrain and Mediterranean architecture. The community has two gates (one for homeowners only) for convenient access, plus a dog park near the secondary entrance. You're a short drive from Orlando attractions, medical care, and shopping, while still enjoying a quieter, hillside setting.
