Del Webb Oasis 55+ Tour | Incentives, HOA Fees & Clubhouse Reveal

Touring Del Webb Oasis in late November revealed a thriving 55+ active adult community in the Orlando, Florida area — already nearly half sold, with a massive 13,000-square-foot clubhouse on the way. If you're considering a Del Webb community in Central Florida, here's the inside scoop from Ken, who works alongside the Pulte Homes and Del Webb developer team at Oasis.

Why Del Webb Oasis Stands Out in the Orlando Area

Del Webb Oasis sits in a prime Central Florida location, surrounded by Restaurant Row, parks, and shopping — making it a true destination community. Models opened roughly a year ago (after a two-year pre-sale stretch), and out of 422 total home sites, about 192 have already sold. That's nearly 50% sold in just one year of open models — impressive momentum for a boutique-sized Del Webb.

Quick facts about Del Webb Oasis

  • Location: Orlando area, Florida (near Dr. Phillips, Windermere, Winter Garden)
  • Builder: Pulte Homes / Del Webb
  • Total home sites: 422
  • Sold to date: ~192 homes
  • Clubhouse size: 13,000+ sq ft air-conditioned interior; nearly 20,000 sq ft including covered areas
  • Clubhouse opening: End of summer 2024
  • Restaurant/bar on site: No — but events and catering will be offered

The Clubhouse Reveal: Resort-Style Amenities for a Boutique Community

Del Webb communities use a formula to scale amenities — so many home sites equal a certain clubhouse size, pool footprint, and number of courts. At Oasis, every minimum has been exceeded. With 422 homes and a 13,000-square-foot clubhouse (almost 20,000 with covered space), residents get a far larger amenity center than the community size would typically warrant.

Expect fire pits, pergolas, and resort-style outdoor spaces. The clubhouse is currently under construction and slated to open by late summer 2024.

Will there be a restaurant inside Del Webb Oasis?

No — and Ken explained why. Some larger Del Webb communities now feature homeowner-only restaurants, but at 422 homes, an on-site restaurant doesn't pencil out without mandatory monthly food-and-beverage minimums for residents. With Restaurant Row and dozens of dining options just minutes away, the developer chose to skip the full-time bar and restaurant. You'll still get catered events and community gatherings inside the clubhouse.

Who's Buying at Del Webb Oasis?

Here's a surprise: roughly half of the buyers so far are already Florida residents. Many come from nearby Dr. Phillips, Windermere, and Winter Garden — locals who simply want to step into a lifestyle community. Others are relocating from South Florida or the Fort Myers area (some after recent hurricanes), and a portion are migrating from other 55+ communities — including other Del Webb properties farther on the outskirts — looking for something closer to the action.

Personalizing Your Del Webb Oasis Home

Pulte and Del Webb offer numerous structural options to personalize your home before it's built. Common upgrades include:

  • Additional square footage
  • Oversized garages
  • Shower vs. bathtub configurations
  • Extra electrical outlets in specific living areas

If you haven't purchased or built a home in 30 years (which Ken says is common for Del Webb buyers), these decisions can feel overwhelming. That's exactly where an experienced agent helps.

Do You Save Money Buying Without an Agent at Del Webb Oasis?

This is one of the most common questions buyers ask — and the answer is no. Many people assume they'll pocket the commission by going directly to the builder. Ken cleared this up:

The builder (Pulte) pays the agent commission out of its marketing budget. It does not change the home price, the incentives, or the buyer's out-of-pocket costs. In other words, you get expert representation at no additional cost.

Benefits of bringing your own agent

  • Local eyes and ears — especially valuable for out-of-state buyers relocating to Florida
  • Hundreds of walkthroughs of experience to spot issues and opportunities
  • Established relationships with on-site sales reps to schedule appointments efficiently
  • Contract and deposit guidance — Florida purchases differ from other states
  • Option-by-option recommendations on what's worth upgrading
  • Cross-community comparisons — your lifestyle might fit Del Webb Minneola or another Del Webb better than Oasis

Touring Multiple Del Webb Communities in Florida

One advantage of Florida's many Del Webb communities is floor-plan visibility. If a model you love isn't furnished at Del Webb Oasis, you can often see that same plan fully decorated at another nearby Del Webb — giving you a real-world preview of upgrades and finishes before you commit.

Is Del Webb Oasis Right for Your Next Chapter?

If you want a smaller, boutique 55+ community with oversized resort amenities, a prime Orlando location near dining and entertainment, and the trusted Del Webb lifestyle, Oasis deserves a spot on your shortlist.
