1. Del Webb River Reserve
Want to be one of the first in a brand-new 55+ community? This one’s for you. Del Webb River Reserve is still in development, with homes expected in late 2025 or early 2026, and it’s shaping up to be a nature lover’s dream. You’ll find walking trails, a 146-acre preserve, and a stunning clubhouse called the River Lodge, complete with a restaurant and bar. Around 692 homes are planned, starting in the low $300s up to the $600s. HOA is expected to be around $300/month, with an additional $100/month CDD. While there’s no golf cart access to outside shopping, the community itself is designed for laid-back luxury.
2. Medley at Angeline
Part of the massive 6,200-acre Angeline master-planned community, Medley brings farm-to-table charm and resort-style amenities. Over half the land is green space, with 100+ miles of trails, a working farm with chickens and produce, and a café that sells fresh goods. Planned features include a man-made lagoon and vibrant town center. The 55+ section has just 200 homes, ranging from $250K to mid-$500Ks, and HOA/CDD fees hover around $500/month. Golf cart access to the greater community is still in development, but the lifestyle here is already one of a kind.
3. Tampa Bay Golf & Country Club
Located just 30 minutes north of Tampa, this is one of the most budget-friendly golf communities around. Featuring a 27-hole setup with championship and executive courses, a full practice facility, and a 15,000 sq. ft. clubhouse, this community offers strong value. No new construction here—just resale homes built from 1994 to early 2000s, priced from the mid-$200s to mid-$500s. HOA is only about $100/month. Golf carts can’t access outside shopping, but everything you need is within the gates.
4. Medley at Mirada
Welcome to 15 acres of crystal-clear water. The Medley 55+ section of Mirada includes its own private amenities while giving residents access to the stunning lagoon, town center, and parks of the larger Mirada community. Homes here start in the mid-$200s and go up to the low $600s, with HOA and CDD fees around $600/month. And yes—you can take your street-legal golf cart to the grocery store, school pickup, or lagoon. Lifestyle bonus: this community is ideal for active adults who love convenience and next-level amenities.
5. The Groves Golf & Country Club
If you love being outside but still want a cozy community feel, The Groves might be your spot. With a par-66 course, walking trails through conservation areas, and a 15,000 sq. ft. clubhouse, it offers the best of both worlds. About 750 homes were completed by 2007, so all properties are resale. Prices run from the mid-$200s to low $600s, and combined HOA/CDD fees are around $450/month. Bonus: You can golf cart right to Publix and local dining just outside the gate.
6. Esplanade at Starkey Ranch
Our team favorite. This gated 55+ section of Starkey Ranch borders an 18,000-acre preserve, offering unmatched access to trails, parks, and even berry-picking farms. With 517 homes completed in 2022, this is a resale-only community, with prices ranging from the low $300s to low $600s. HOA + CDD comes in around $550/month. One of the best features? You can golf cart to Publix, restaurants, a hospital, and urgent care. For outdoor enthusiasts who still want convenience, this one’s hard to beat.
7. Del Webb Bexley
Del Webb Bexley sits inside the larger Bexley community, where trails, outdoor fitness stations, and the on-site Hub (think coffee shop, spa, escape room) set the tone. AdventHealth is just across the street, and nature preserves are nearby. This 55+ section will include around 850 homes, with pricing from the low $400s to upper $900s. HOA and CDD fees total around $400/month. While you can’t take your golf cart outside the gates, the neighborhood offers plenty of lifestyle perks inside.
8. Esplanade at Wiregrass Ranch
This 55+ enclave is part of the expansive Wiregrass Ranch master plan, where you’re close to a 98,000 sq. ft. sports complex, shopping, dining, and a soon-to-open downtown area called Legacy Wiregrass. With around 850 homes, prices range from the low $400s to mid-$700s. HOA and CDD run about $650/month. The homes are new and full of style—but note that golf cart access is limited to inside the gates, not throughout the community.
9. Valencia Ridge
GL Homes is known for upscale design and resort-style amenities, and Valencia Ridge is no exception. Homes are larger than average, up to 4,000 sq. ft., and the 30,000 sq. ft. clubhouse includes a full-service indoor restaurant and poolside bar. With around 900 homes planned, pricing spans from the mid-$400s to mid-$900s. HOA + CDD is approximately $550/month. No golf cart access to shopping, but if luxury is on your list, this is a community to watch.
10. On Top of the World (Clearwater)
This is one of the most affordable communities on the list, with condos starting under $100K. Originally built in the 1960s, OTOW Clearwater has over 5,000 condos and an estimated 10,000 residents. You’ll find two golf courses, all the social clubs you could want, and proximity to Clearwater Beach, one of America’s top-rated beaches. HOA fees are around $500/month, and since it’s a condo community, many costs are rolled in. A perfect low-maintenance option for budget-conscious retirees.
11. Sun City Center & Kings Point
A Florida retirement legend, Sun City Center and Kings Point are home to 11,000+ homes and over 250 individual HOAs. There’s a home for nearly every budget, starting around $100K and going up past $500K. While Kings Point is all condos, Sun City offers more single-family options. The HOA ranges widely—from $28 to over $800/month—depending on the community and services included. Here’s the kicker: you can golf cart to everything, including grocery stores, restaurants, banks, and doctors’ offices. It’s one of the most self-sufficient 55+ communities in Florida.
12. MiraBay
MiraBay isn’t age-restricted, but many residents are retirees drawn to the boating lifestyle. Most homes offer direct access to Tampa Bay, and the community has boat ramps, slips, and a full lineup of amenities. It feels like a 55+ community without the label. Waterfront homes go for $1M to $2M+, but inland homes can start in the mid-$400s. HOA and CDD fees vary by location, between $200 to $800/month. If boating, fishing, and salt air are non-negotiables, MiraBay belongs on your radar.
13. Del Webb BayView
This new community is still building, but it’s already a hit for its central location—just 30 minutes from Tampa, St. Pete, and Sarasota. With around 950 homes planned, many offer gorgeous water views, and residents can enjoy all the signature Del Webb amenities, including a clubhouse, restaurant, and bar. Homes are priced from the mid-$300s to upper $600s, with HOA fees around $350/month and no CDD fee. For buyers wanting water views without waterfront prices—and a central location—BayView hits the mark.
