Stevens Square at Baxter Woods is Portland, Maine's first master-planned 55+ active adult community — a walkable, urban condominium community set on a 19-acre campus in the Deering Center neighborhood, less than five miles from downtown Portland. Developed by Kevin Bunker of Developers Collaborative, the community is the signature residential component of the multi-phase redevelopment of the historic former Sisters of Mercy campus, which also includes The Motherhouse (88 mixed-income 55+ apartments in the restored convent) and the Stevens Square Community Center. The master plan calls for 155 condominium homes across five modern five-story buildings, each with roughly 20+ units, climate-controlled indoor parking, elevators, and rooftop decks. Buildings One and Two are complete and fully occupied; Building Three (28 homes) is under construction and taking reservations, with Buildings Four and Five to follow. Homes range from approximately 1,204 to 1,659 square feet with one-, two-, and three-bedroom layouts, at least two bathrooms, open-concept floor plans, gas fireplaces, kitchens with central islands, primary suites with walk-in closets, high ceilings, large windows, and private balconies. Buyers can select from a wide palette of flooring, tile, paint, cabinet, countertop, and lighting options, and the buildings are designed to be natural-gas-free. The community's defining feature is its integration of urban amenities with nature. Stevens Square sits directly adjacent to the 30-acre Mayor Baxter Woods — Portland's largest protected, forever-wild forest — with trails, birdwatching, and nature walks steps from home. Across the street is the vast Evergreen Memorial Park, an Audubon birdwatching site, and Presumpscot and Baxter Pines parks are just up the street. Deering Oaks Park, Payson Park, Baxter Boulevard, and Portland's Western and Eastern Promenades are all close by. Shared amenities are centered on the 50,000-square-foot Stevens Square Community Center, which houses a state-of-the-art fitness center, gymnasium, indoor saltwater pool, 400-seat auditorium/theater, café, wellness businesses (personal training, yoga, massage, physical therapy), classrooms for continued learning, and multipurpose gathering spaces. Outdoor amenities include community gardens, fire pits and patios, dog parks, dog washing stations, complimentary kayak storage, bicycle parking, and rooftop decks on each building. Residents enjoy a maintenance-free lifestyle with interior, exterior, and common-area maintenance handled by the homeowners' association, leaving free time for fitness classes, performances, continuing education, and neighborhood life. The Deering Center neighborhood surrounding the community offers shops, cafes, and restaurants within walking distance. Daily essentials — Whole Foods, Trader Joe's, Shaw's, CVS, Walgreens — are minutes away, as are Northern Light Mercy Hospital, MaineHealth, and Greater Portland Health. Historic downtown Portland with its world-class restaurants, museums, theaters, and working waterfront is three miles away, and Portland International Jetport is likewise about three miles from the community. Stevens Square offers what few 55+ communities anywhere can — a genuine walkable urban lifestyle wrapped around a private forest preserve, in one of the Northeast's most beloved small cities.
