South Shore Village is South Kingstown, Rhode Island's premier 55+ active adult community, a three-phase development set on roughly 280 wooded acres in the heart of South County — just ten minutes from the Atlantic beaches of Narragansett, Matunuck, and the salt ponds of the Rhode Island coast. Developed by Larry LeBlanc (Envine LLC / Lawrence C. LeBlanc Realtors) and under construction since 2016, the community is building out to 303 detached, single-level homes organized as house-style condominiums, with Phases 1 and 2 complete and Phase 3 now underway. Only a small number of new-construction opportunities remain. Homes are anything but cookie-cutter. Every residence is designed and built to suit, with floor plans ranging from roughly 1,400 to 2,028 square feet — two bedrooms, two baths, and a den/office — and each home sits on its own lot with a two-car garage and a full basement (a rarity in 55+ condo communities). Popular models include the Sea Breeze, Crestview, and Nantucket. Buyers work with the on-site Model Design Center to customize interior finishes, colors, and optional upgrades like gas fireplaces and finished basements. Recent sales in 2024–2025 have ranged from roughly $790,000 to over $1.1 million. The social and recreational heart of the community is LeBlanc Place, a clubhouse whose compass rose greets residents with the motto 'leave your problems at the door.' Inside, the climate-controlled Orca Green House atrium houses a heated saltwater pool and spa, a big-screen TV lounge, and the Orca Bar — an extraordinarily detailed replica of the fishing vessel from the 1970s movie Jaws. The clubhouse also contains a state-of-the-art fitness center outfitted with Matrix cardio and strength equipment, a library, card and game rooms, a pool table, and gathering spaces for private parties and resident clubs. A separate outdoor saltwater pool, tennis courts, bocce, fire pits, a general store, and walking trails round out the on-site amenities. The crown jewel is the South Shore Village Golf Club, opened in 2023 and designed by architect Ron Cutlip. The nine-hole layout has been called 'the best nine-hole public course in Rhode Island' by the Providence Journal and 'Rhode Island's best-kept secret' by the Boston Globe. Its standout feature is a dual-layout design: a par-35 championship routing from 2,081 to 3,046 yards across five sets of tees, plus an alternate par-27 all-par-3 routing at 1,265 yards for a quicker or more approachable round. Bentgrass greens, Bluegrass fairways, white-sand bunkers, and a full professional driving range with putting and chipping greens make it a legitimate golf destination, not just a community amenity. A pro shop and golf clubhouse sit at 312 South Shore Village Boulevard. Location is a genuine selling point. The community sits about one mile from Route 1, twelve minutes from Wakefield Mall and South County Commons for shopping and dining, ten to fifteen minutes from the University of Rhode Island campus in Kingston (with cultural and senior education programs), 25–30 minutes from Newport, 35 minutes from Providence, and about 40 minutes from T.F. Green International Airport. Newport, Mystic Seaport, and coastal villages like Narragansett and Wickford are easy day trips. Residents frequently describe the culture as close-knit and family-like, with the developer himself living on site and actively involved in the community. Upcoming additions include pickleball courts, an on-site restaurant, and a dog park.
