Regency at Avenir

Regency at Avenir is a gated, 24/7 manned 55+ active-adult community built by Toll Brothers in Palm Beach Gardens, Florida. Upon completion it will include 469 single-family homes across two collections — the Palms Collection (single-story plans roughly 1,800–2,500 sq. ft., starting in the low $600s) and the larger Tradewinds Collection (60-foot home sites, plans from about 2,500 to over 2,800 sq. ft., starting in the $900s). All ten floor plans are single-story, with gourmet kitchens, covered lanais, and primary suites designed for active adults, and buyers personalize finishes at the Toll Brothers Southeast Regional Design Studio. Regency sits inside Avenir, a 4,752-acre master-planned community along Northlake Boulevard with more than 2,400 acres of conservation and preserve areas, plus golf-cart paths, walking and biking trails, three dog parks, and over 300 acres of lakes that are shared across the master plan. That gives Regency residents an unusual setup for a 55+ community: an age-restricted enclave with its own private amenities, but surrounded by a multigenerational master plan with expanding retail and dining along Avenir Drive. The centerpiece of Regency is The Pearl, a nearly 5-acre, roughly 30,000-sq.-ft. private residents' amenity campus reserved for Regency owners only. It includes a resort-style pool and spa with covered cabanas, men's and ladies' locker rooms, a state-of-the-art fitness and wellness center, yoga studio, art room with kiln, golf simulator, ballroom, café, outdoor amphitheater, billiards/ping-pong, card and poker rooms, and a fire pit. Outdoor courts include four clay tennis courts, six pickleball courts with a covered pickleball/tennis pavilion, bocce courts, and a basketball court, plus ample golf-cart parking and EV charging. A full-time on-site lifestyle director programs the social calendar — cocktail parties, card tournaments, dinner clubs, fitness classes, philanthropic groups, tea-leaf readings, and similar events appear on the HOA calendar. The location is a major part of the pitch. Regency is in northwestern Palm Beach Gardens off Northlake Boulevard, adjacent to Sandhill Crane Golf Club and less than two miles from PGA National Resort's Estate Course. Downtown at the Gardens, The Gardens Mall, Publix, Earth Fare, and a long list of restaurants are a short drive east. Palm Beach Gardens Medical Center, the VA Medical Center, JFK Emergency Room Palm Beach Gardens, and St. Mary's Medical Center are all nearby, and Palm Beach International Airport is roughly 25–30 minutes away. The trade-off, called out by local agents, is that the western Avenir location means slightly longer drives to the beach and that retail inside Avenir itself is still being built out. Construction began around 2021 and is ongoing, with new home sites released across both collections. The community is professionally managed by Campbell Property Management, requires a buyer association interview, and charges a one-time capital contribution at closing.
