Heron Glen

Herons Glen is a gated golf and country club community of approximately 1,300 single-family homes and villas in North Fort Myers, Florida, on the northern edge of Lee County. Unlike many Southwest Florida golf communities, Herons Glen is an all-ages, non-deed-restricted community — meaning no 55+ requirement and significantly more flexibility on home personalization, RV parking, and guest arrangements than typical Florida country clubs. In practice, the community skews heavily toward retirees and active adults, and the lifestyle is thoroughly retirement-oriented. Development began in 1991 under Coolidge Fort Myers Realty and continued through the 2000s, with homes built predominantly by Taylor Morrison, along with Paul Homes and Arthur Rutenberg. D.R. Horton added a final round of about 15 new homes in 2021. Floor plans run from roughly 1,030 to 3,470 square feet, with popular models including the Osprey, Jasmine, Barcelona, Gardenia, and Villareal. Neighborhoods within the community include The Meadows (maintenance-free), The Fairways, Solana (attached villas), The Preserves, and Dennisport. The most distinctive thing about Herons Glen is its governance. In 1999, residents voted overwhelmingly (95% in favor) to purchase the golf course and recreation facilities from the developer for $15 million, forming the Herons Glen Recreation District (HGRD) — a Florida Chapter 418 Special District with an elected five-member Board of Supervisors. This means residents literally own and control their own amenities. Funding comes through a 30-year tax-exempt bond assessment (currently about $1,425/year per lot, refinanced in 2020 to fund a $13M round of improvements) rather than ad valorem taxes or a private developer's margin. The separate HOA, which residents took over in January 2005, handles streets, gates, guardhouse, common landscaping, eight lakes, and wetlands/preserves. At the heart of the community is a 45,000-square-foot clubhouse anchored by a 6,000 sq ft Grand Ballroom with a 2,000 sq ft dance floor, 500 sq ft professional stage, full-service bar, and seating for 350 — one of the largest event spaces in any Southwest Florida community. The on-site restaurant and lounge, Herons Nest, was refreshed in 2024 and overlooks the lake. A 5,070-square-foot fitness center sits within walking distance of most homes. The Ron Garl-designed 18-hole championship course (updated by Gordon Lewis in 2006 and fully renovated tee-to-green in 2021) plays from 4,225 to 6,468 yards across six tee sets and has been ranked among the top courses in Florida by GolfPass. The practice facility includes 27 Turf-Hound hitting stations, Bermuda grass tees, and an 8,100 sq ft putting green. Golf membership is optional — non-members can still pay greens fees, and the restaurant and course are open to the public. The sports complex includes six LED-lit Har-Tru tennis courts, six pickleball courts, six Har-Tru bocce courts, and eight shuffleboard courts. The lakefront heated pool and spa, card rooms, craft rooms, painting and pottery studios, two libraries, billiards room, BBQ area, and walking/biking paths round out the amenities. The community reports 65+ clubs and interest groups plus a full social calendar of themed parties, holiday events, dances, and charity functions — the kind of saturated activity schedule residents describe as "impossible to be bored." Located off US-41 (North Tamiami Trail) north of Del Prado Boulevard, Herons Glen sits about 20 minutes from downtown Fort Myers and is roughly equidistant between Punta Gorda Airport (PGD) and Southwest Florida International Airport (RSW). The Caloosahatchee River, Gulf beaches, Shell Factory & Nature Park, and Edison & Ford Winter Estates are all within easy reach. Because there are no deed restrictions, homeowners can garden, customize exteriors, and keep RVs or boats at home more freely than in neighboring communities — a genuinely unusual trait for a Florida country club.
