One thing that immediately stands out driving through is the tree canopy. The developer preserved mature oaks and conservation areas rather than clearing the land flat, so the neighborhood already has a sense of place that most new builds take a decade to develop.

Lot premiums vary widely. Some lots carry no premium at all, while premium water-view lots can reach $300,000. The more realistic range for wood or water lots is $30,000 to $50,000, which Jennifer recommends thinking through carefully at contract time since those premiums are locked in early.

Once the clubhouse is complete, a rough monthly fixed-cost floor looks like this: $298 for HOA, roughly $208 for CDD fees (using the $2,500/year figure), $60 for the restaurant minimum, plus whatever you budget for lawn care.
